beachmotel

My husband and I are about to buy a small 10 room motel one block from the beach in a small california town. I have been working there for one year and my husband jsut started working there. We plan on running the business 5 days a week and do al maitenence etc.. There is no food service it is just lodging. There is already an on site "manager" who lives in a 1 plus bedroom cottage on the property. There current responsibilties are to do 4 nights of night duty, maintain the garden and one day of cleaning. For this they get to live for free pkus all utilities including laundry and cable and $600.00 per month. In our opinion they should be giving us a few more hours a week for waht they are getting. What would be fair to expect from them? Open to suggestions please.
