Just been doing some analysis and I thought the following might interest you.
In our rooms is a questionaire for guests and the first question is "Which if the following factors were the most influential in your decision to book with us?". Most people tick more than one option, the results show the total number of times each option was selected.
My gut feeling was that the number of people citing ta had risen considerably, but the stats don't bare this out. The drop in people saying our website is worrying, although I do a plan a re-vamp of that during this winter. I'm already in discussions with the people from the Green tourism scheme as I don't think it's justifying it's cost and I think visi tscot land should be concerned about the continued poor rating of their quality assurance scheme.

Glad you don't have to worry about them moving the Loch! That and location will always be there, so this lets you see what you CAN work on to improve things: encourage good TA reviews and have an optimized website for people searching for accommodations near the Loch. The rest of it doesn't seem to matter much.
 
To make real meaning out of these year-to-year numbers, you really need to normalize by the number of surveys returned in each year -- in other words, calculate the responses in each category as a percentage of the total number of surveys returned in that year. Maybe you had fewer surveys completed in 2012 compared to 2011, which could explain why your numbers look down across almost all categories.
For example, if you had 60 surveys returned in 2011, and 57 checked "Location," that would be 95%, while if you had only 52 surveys returned in 2012, and all 52 checked "Location," that would be 100% and would indicate that your location is a growing factor in guests choosing you, rather than a shrinking factor as it appears just looking at the raw numbers.

For us it is Price, Location, parking in that order - people book the place next door to me and the reviews are dier _ they just keep on booking which proves to my mind that reviews arnt as important perhaps as we believe they are. Most seem to be under some weird impression that as long as you can book something online it must be ok - its complete crap but there we are. Definately something to think about.
 
There is an innmate on this forum who is literally on a major battleground, civil war historic site. The most well known around the world. There are many hotels and B&B's in the area, there are plenty of guests to go around, but...so many say they are on the battlefield when they are not, and then argue on TA that there are plenty ON the battlefield, and there is only one. This one.

Oh yeah...location WILL always be there, but you can really boast about it and use it to your benefit. Waking up (I stayed at this inn wintertime) and seeing the quiet sunrise and the mist hanging low over the battlefield was incredible. Best selling point of all! (Most people probably sleep with their blinds closed, I know, but for me it was spectacular). The battlefield where this inn is located was the first day of the battle, the most famous where over 10,000 men died in less than 50 minutes... (It gave me pause to wake up and think about that).

we have sort of the reverce of this problem - we are 8 meters from the conference center literally accross the street - guest arrive - "gosh it is as close as you said it was!" well why would I lie? you're going to notice I lied as soon as you get through the door!!!!! drives me mad!!!!
 
HJ, nice that you had enough people to complete your survey to provide this data, wish we had that type of guest :(
