Hubby bought a Keurig. I hadn't wanted to, but have to admit, it looks modern and clean compared to the large percolator we 'inherited' with the house.
The serving furniture in the breakfast room is all old and tired. The new coffee machine sort of livens it up in a hip, modern, cutting edge sort of 'we're not as old as the house' kind of way.
It's the details.
 
New sheets, new toilet seats, new shower heads and a Kuerig. It's a practically new house. :)
A new koi pond, too, and soon, a new porch.
 
what I do which helps is have a massive spread sheet of what I want to do itemised ie room 7 bed - cost £X and so on means when we have a bit of extra revenue I can look on the list and see what things could be done with that ie this month will be ordering room 7's bedside cabinets which is an easy change and doesn't interfere with my letting of the bedroom and so on, when I get things crossed off the mega list makes me feel like im accomplishing something. Got 2 off last week as have been looking for very narrow bedside cabinets for 8 and 11 as they have to fit in a particular space, found them and ordered them and had them delivered on Saturday - straight into the rooms and old ones off to the local auction.

Its good as well when you have a million things you want to get done, you end up (and ive done this) running round like a headless chicken, plus you do things out of order ie it would have been better to paint this before I put in the new X ie mistake ive made with room 2 is bought a new carpet which was fitted round a fitted wardrobe which I want to get rid of but to do so will mean the room will need redecorating ie should have ripped out wardrobe, redecorated then carpet - not the other way round which will mean a new carpet later on when I get to that - mind it might need changing again by then, just means saving money by being logical.
Plus I have in bold things that can be done in 1 day or less ie minimal loss of income and what needs time blocking out ie I have to make a proper plan ahead for being shut to do it.
