What if??
What if you find THE 'Perfect Property' that would make a great B&B (its not yet)? (Yes, Maddie, I'm doing the same thing... Looking at property).
What if, the location is perfect in every way? A BEAUTIFUL tourist town, surrounded by beautiful mountains, next to a wonderful river that is full and fast during the winter and calm and peaceful and perfect for floating in the summer!!
What if, you go see it in person and its even better in person!
What if, you can't keep thinking about it? So you begin to pray about it.
What if, you DECIDE TO MAKE AN OFFER on it... not just any offer, but one that is $150,000 BELOW asking price?
And... What if, you pack the offer full of contingencies, like...yours has to sell FIRST, and you HAVE to be able to get a conditional use permit to run a b&b, and you have to be able to obtain an SBA loan, and the property has to pass ALL inspections, appraisal, insurance (previous claims?) and asked for the furnishings to be included).
What if, just what if,..... they came back and said YES!!!
SOOOOO EXCITED here! Now praying ours sells soon!! I AM READY!

I TOLD you things would work out the way they are supposed to.

The people who accepted "our" offer, got a better offer ... higher, and no contingencies!
We got bumped!!! and they sold the property to the other people.
But we are ok with it. We know it wasn't meant to be! We will continue to wait patiently!

We don't have that in Scotland, usually within 1-2 weeks of agreeing a purchase you sign missives and from that point you are legally tied into the purchase and usually a completion date.
Don't know why something like that has never been introduced in Englandshire.

If you have contingencies it really isn't a contract, it is a what if, as Sunshine mentioned. Earnest money down and an intention to buy, but so many ducks in a row before getting there. I wouldn't take that here, at all. With them if you get an offer in the meanwhile you can accept it, it is just a waste of time. Nice to know you are truly interested however. We have that here, so far no contract. I wish!
In other news, for Sunshine...There was a view acreage here that sold, and I was really bummed. Then 4 years later those who bought it sold it and we bought it from them at much less than the prev had it listed. So don't toss out the idea entirely, stuff rolls around, and maybe NEXT TIME you will have cash in hand without any contingencies!

In that same vein - the company I worked for in my previous life had bid on a government contract that was to be the ultimate choice contract. We lost the bid and there were deep lay-offs and doom and gloom. 2 years later that contract proved to be such a boondoggle we were fortunate to have not gotten it.
So, Sunshine, you have either dodged a quagmire or will find coming back into it later will be the blessing. When things are right. (And we were rejected for the first house we bid on and did not find this one until 2 trips later. The first one would have been a disaster place to live. Neither of us would have been as happy as we are here.)

Agree. Offer accepted deposit paid. Contract signed subject to sale of xxxxxx. For a specific period maybe 3 months. Only after 3 months can the vendors put the property back "on the market" if the purchasers have not completed the Contract terms.
So many different laws and practices though.

no reason I can understand - ive always believed when you have the offer accepted it should be 10% down and non refundable - would mean you have to be serious
