Sure, lots of guests ask us the same questions we just answered or have answered on our websites, but every once in awhile a guest reads the website and then cancels their 3rd party reservation to book directly with us. Because you can't pick your room if you reserve thru a 3rd party site and the guest wanted a particular room. Win-win.
Not that every guest reads that. Some of them just demand we give them the room they want. Sigh.

Did you put on the 3rd party website "run-of-house" or something like that, so they know that it's not a choice that they can make. Or maybe "assigned on arrival".

Nope. Haven;t done that.

Probably not going to do that. Mine is pretty much the most 'policy-laden' listing from my town. We charge a cancellation fee. We collect a deposit. I think there's something else we do that no one else does. Don't want to cram more verbiage in there that no one understands.
'Run of house' makes me think I get to pick. Seriously. That's what I thought it meant except it couldn't given the context.
 
Yes most don't know what Run Of House means. Until I looked it up, I thought it must mean that I'm welcome in all areas of the hotel, including staff only areas.

I've got that in the confirmation. Plus, for those folks who know exactly what room they want and then book with a 3rd party to get the 'lowest price on the internet' the pages now say you don't get to pick unless you book directly.
