Well this is a "it's all relative" thing, again.
For every guest who feels or does one thing, there is another who does the opposite. I do get this however, I truly do.
1) If you are situated near the Shakespearean theatre that hosts a certain type of plays you will typically get a certain type of clientele.
1) If you are situated near a ski slope in Vale you will get a certain type of clientele.
Second point, can you change the clientele? Sometimes and maybe. Can your B&B in Vale be geared toward budget minded young families, or college age super fit adrenaline junkie rich kids? YES.
If you do not wish to have "college age super fit adrenaline junkie rich kids" you can either change your whole marketing strategy or buy a B&B in a place that better fits.

And when you think your clientele will be one thing (rail-trail) and see that was dwindling (being smart enough to notice that fact) you can change your strategy to what else you have in your area and reinvent yourself (motorcycles and horses) to change the emphasis and yet retain the other parts of your area through blogs, photos, etc. on your web site.
 
When Mac and I decided to build our house in the country, we had no idea it would become a b&b; but being close to a university, our house grew legs and did it on it's own. Our "draw" is obvious. Without the university, we'd just be another house. In this industry, apparently, you are what you're near.
