I guess I am thinking of creating a dummy room that is always available but cannot be booked on RESKey. Tr ip Con is a great tool to get our property in front of people if we show up most of the time. However, if we are full, that doesn't happen and guests don't have an opportunity to see our availability calendar that may show alternate dates. This happens even if just one of the days the want is full. For a small property, it puts you at a disadvantage. A larger property can always show the janitor's closet as available and sort out the overbooking later. Thoughts from the Reskey wizards? Devious minds?
 
Having just signed on to Tri pCon, I can see that that your idea would be awesome.
I'm just not sure how to make a room show as available but not be bookable?
Hmmm... maybe we could try using ResKey's concept of fractions?
Or create a room that is not actually a room but is something that is bookable, like a boat mooring or dock space (in our case), or the event lawn... ??

Another one that popped into my head was to set some kind of restriction that would make it impossible to actually book but still allow them to go to our site as if it could be booked. Have no idea what that means or if it might be possible. Just brainstorming to see what might work.
 
You might bring this up on the ResKey support forum. Even if John doesn't find time to respond, one of the other users might have a suggestion.
 
TA sells the fact that trip con won't show if even one days is booked as a money saver on tnooz dot com. The idea being that with pay per click it shows even when you are booked and the clicks cost you money. I would talk to your rep at TA, the bigger corporation is all about money grubbing and they could care less about the small guy, but when we deal with the rep directly she often knows little tricks that help us out.

We now show availability on TA for all dates within our season, even if the dates don't comply with our minimums or starting days or whatever, unless we actually are fully booked (in which case I could block the boat dock room as well, so that TA will see that we are full). And if someone actually books the boat dock, well, we will accommodate their boat!

I looked at the various options in the rate rules in ResKey, that might help accomplish this. You can't set an onerous minimum stay requirement, or limit check-in days, because that will counteract what your are trying to accomplish in always showing availability on TA. You probably want to set the rate for the non-bookable room to be equal to the lowest possible rate for the time period (we have seasons, maybe you just have the same rate year round -- and I think all your rooms were the same rate, as I recall). So that leaves the occupancy -- you could try setting the per-guest charge to some exhorbitant amount, so if someone does try to book the non-bookable room the rate goes through the roof as soon as they put in more than one person.
Ideally though, I think you do want this available but "non-bookable" "room" to be a real space on your property that makes sense to list -- it relates to your place appropriately -- but it is not a place where somebody will every actually stay (although somebody could, in theory, book the space). In our case, our boat dock works well for this purpose. In your case, maybe you have a common space that could (if you ever allowed it) be used for events, maybe a lawn that would be perfect for a croquet match or game of bocce....

In West Virginia they just call it "the recipe" (if you remember the TV show, The Waltons).
