Hello all! New guy here.
Have been getting mostly 5 star reviews since I bought the cabins last May, but sleep quality has been consistently 4 stars. I think it is time for bedding updates. I would like to hear from any properties that guests actually compliment their sleep.
Mattress?
I would like input, but I'm considering a local company that makes double sided pillow-top hotel mattresses, or potentially Simmons.
Topper
No idea here, but considering a waterproof quilted mattress topper with a foam (memory or latex) under it. Probably 2"
Pillows
I'm thinking of going with a soft shredded latex pillow and a firm quilted sidewall pillow to try and please the widest range of people.
Box Spring
I'm actually considering not going box-spring, but building a base for the beds that butt up against the wall to keep dust / grime from building up back there.
If you get specific good feedback from your beds / sheets / pillows / toppers I would love to hear the setup you have, even if you message me privately (I know trade secrets!).
 
You will likely always get 4* on sleep quality, because people are away from home and well, it isn't home.
For mattress, I use a hotel/b&b mattress that is so firm that no one could sleep on it, with a memory foam topper from the Warehouse Club, a bedbug cover and a padded mattress cover on top.
For pillows, mine are all polyfil, but I keep a few flat pillows for tummy sleepers. They probably don't last as long as they should and I wash them from time to time.
Box spring, a mix of real box springs and wood slats. Government allows either, but not flat wood.
 
If someone has a pillow recommendation I would also love to hear it.

Consistently great comments on beds being comfortable. Bought them at Costco.
We use 2 pacific coast down pillows that have a firmer center and two firmer pillows. We add extra pillows that are different from those on the daybed. The shredded latex pillows we tried and then got rid of were lumpy.
Charter Club Damask sheets. Expensive but worth it to project an upscale one of a kind look and feel. We tried comfy sheets and found them to be all right.
Pacific Coast oversized down blankets. Expensive but worth it given the quality and long lasting durability.
Waterproof no crinkle mattress pad. High thread count pillow protectors keep the pillow where it belongs.
The best sleeping weather on the planet.
 
First of all - Welcome.
I started out with 2-sided pillowtop mattresses. I am STILL using one of them and get comments about how comfortable it was. I opened in 1996. The only reason I do not still have the other 2 is they were full-size and have been replaced - one by a queen and the other when I got a king the original queen moved to replace the full. I cannot find the both side pillowtop.
I also use good quality well-padded mattress covers. Re pillows I have both fiber-fill and feather/down-filled.
I use cotton or micro-fiber sheets in warm months and flannel in the cool/COLD months. We all just have to find what works for us for keeping guests happy and for keeping the person doing the laundry/bed making happy.
 
Local is good for mattresses. Generally they will help out with problems. Always cover the mattress entirely with some sort of shield against bugs and moisture.
Pillows - best pillows ever are from a place in Vegas. Sobel Westex. Sahara nights. Seriously. I hate hotel pillows but these are wonderful. Going to contact them in a few months to see how much the direct price is.
But Jon is right. You can rarely please enough guests on the sleep aspect. I'd worry if you were getting specific complaints about lumps or whatever. It could be something other than the bed, too. Too bright, too noisy, too hot, too cold, whatever. If you have guests you can ask, that's the way to go.

I am with Jon and Morticia here. The 4 star rating may not have anything to do with your mattresses, pillows or linens.
  • They are not at home (I don't sleep well away from my own bed)
  • They forgot their own 'perfect' pillow
  • Too much light in the room
  • I can hear that train 5 miles away
  • The crickets are too loud - at home I hear nothing but traffic and it is quiet
A constant 4 is very, very good! Some people can't bring themselves to giving all 5 stars, if you get 4's for something don't think it is something you must fix.

Thanks for doing the leg work! Did they say what the discount was? I would order a couple dozen and replace everything at once being as I have alreaday tested these in person at a hotel. (Yes, I took the pillowcase off and read the label!)
We have 4 pillows/bed so I can easily get a couple dozen at once.
BTW, not sure you can ever keep stuff from falling behind the bed/under the mattress even without a box spring. If your idea means getting rid of head boards don't do that. It's not a good look.
 
I talked with Simmons Hospitality earlier today and waiting on more information, but they also seem to have a decent deal on beds for inns/cabins. They also provide marketing materials that if a customer likes the bed, they can purchase one like it, and you get a commission. Very interesting.

I have a little different take on this. I do agree that the answer may not be about what you provide for bedding and I do agree that sometimes things beyond your control impact the experience and I think sleeping in the rooms is a great suggestion.
However, based on our experience with constant 4 for location, which many say is not something you can fix, we have succeeded in changing them to a consistent five. There are always things you can do with what is in your control that will pull up the things where control is limited.
Not a big difference really, and a 4 is very good.

Welcome LCR. Loved that moment when we had to go out and "get the inn" and your efforts bring back fond memories.

Yes, you can change your reviews by changing guest expectations without physically changing anything.
Instead of renovating the entire house I could have played up the 'step back in time' aspect. Except I hate that particular period of time.
Before spending big bucks on bedding I'd try to find out why guests are sticking with a solid 4.
We still have one room with mattresses from way too long ago but that room consistently gets raves for the beds. I hate messing with that.
Speaking of which, it is time to think about ordering new mattresses. For delivery when the truck can actually get close enough to the house. Maybe June at this point.
 
Hmmm, I know I have good beds but also get the 4 rating for sleep quality. I figured it out. I only have full size beds. There is nothing I can do about it. If I put queen size beds into my little cottages, there would be no room for anything else :(
That maybe part of your problem as well, LogCabin?
 
I purchased mattresses local, tried them out in the store and selected one that suited my taste. Older folks like myself seem to like them as they are reasonably firm, younger folks (grandson) find them too firm, I can't please every taste so please myself and look for like minded guests.
When looking at national suppliers take time to read the fine print which in my case seemed to say that I needed facilities for a truck with a 53 foot trailer and a crew available to unload when the truck arrived (I don't have either). The local firm delivered, installed, and carried away the old mattresses in two trips, made it a lot simpler for our small operation.
 
I purchased mattresses local, tried them out in the store and selected one that suited my taste. Older folks like myself seem to like them as they are reasonably firm, younger folks (grandson) find them too firm, I can't please every taste so please myself and look for like minded guests.
When looking at national suppliers take time to read the fine print which in my case seemed to say that I needed facilities for a truck with a 53 foot trailer and a crew available to unload when the truck arrived (I don't have either). The local firm delivered, installed, and carried away the old mattresses in two trips, made it a lot simpler for our small operation..
I bought firm mattresses and then covered them with puffy mattress toppers. Firm enough for geezers and soft enough for youngsters.

Everything we have is Queen size, so that's not likely it, unless they are used to King like I have. I know part of it is the metal bed frames we have, as they are squeaky, and rickety. Reading everything, I think I'm going to focus on new supports / frames, as I want to get rid of those anyway with something that doesn't collect dust bunnies, new toppers (bought one of these for me yesterday to try out) and new pillows (bought some of the Sobel Westex and Ikea ones yesterday to try). We'll see how it goes. Even with new mattresses I need toppers and new pillows.

Yeah, I'd have to offload at the highway, but I'm used to that as my driveway is not designed for anything larger than a garbage truck.

Yes. Get rid of the squeak. New frames will help that. Whatever kind you decide on.
 
Hello All, we purchased our mattresses from Sysco. We are a small inn and they were wonderful to work with. They are double sided pillowtops. We also get our sheets, towels, amenities etc. from them.
