Because I'm sick I have a lot of time on my hands right now. :-(
So, after 10 days on the road here's what I'm missing that is somewhat (not completely) easy to accomplish:
  • Tissues - a box of tissues in the room.
  • 2 comfy chairs - chairs you would want in your own house. Not desk chairs, not hard chairs, not one chair.
  • A do not disturb sign (Not something I would have thought about but I'm trying to sleep. All day.)
  • A room fridge. I can't do this at home but it has been wonderful to just put my chocolate milk in there so I don't have to go out every day.
  • Decent task lighting so there's not 1600 overhead watts burning when someone just wants to read the paper while someone else sleeps.
We've had very good hot water this trip for showers. That helps a lot. I can steam my sinuses.
 
Someone was complaining recently that they can't sleep in a room with a fridge because it kicks on and off all night. Hope that's not a major problem because I'm putting fridges in all three new bedrooms I'm adding!

Funny thing about the fridges - this one we have right now sounds like Diver Dan. Remember that show? We've joking said that the mermaid has stopped breathing when the fridge turns off.
Last time we had to stuff towels around the microwave to keep it from vibrating all night.
That fridge was built in so consider that. Put it under a counter, behind a door. We didn't hear that one. And it's nice to have some counter space.
 
There was one in a hotel room not long ago that rattled while it was on, and when it kicked on or off it sounded like something was about to fall off. All night long.
Arks, since you are (?) starting from scratch, you may want to build it in, putting in some sound insulation around the build in area. If you are putting in the smaller 'dorm room' style they seem to start off fairly quiet but as the years go by the rattles begin.

that was me. i always unplug the refrigerator if it is staring me in the face when i am in bed.
if it is a suite where it is off behind a wall or around a corner i maybe can live with it

Phew! We've got all 5 of your checklist in our rooms.
Regarding the tissues, I always want 1 in the bathroom AND the bedroom/living area.
I think individual lights are important also. In the old days I just didn't have enough light to read when I traveled, but now with the kindle, it's so much more convenient. Especially in the middle of the night when I'm wide awake and DH isn't.
 
I am going to give me 4 of the 5. We do not have the Do Not Disturb sign but are so small it is not needed. Last year we had a welder working the power plant for 5 weeks and he was night shift. Having been graveyard shift full-time for over 10 years and part-time weekends for another 10 (graveyard shift) I know how hard it is to sleep during the day.
Boxes of tissues (the K brand) in each bathroom and on each night stand in all rooms (I should own stock in the company as I cannot move without needing a tissue). True story - my friend went grocery shopping with her young daughter. She put a box of tissues in the grocery cart and her daughter looked up and said, "Aunt Kathy's coming!"
Dorm fridge with nuker on top of it in the hall. Easy access for all rooms (robes in closet so you do not have to dress to go to it. Bottles of water for the guests in the door rack.) We also have reed baskets I made in each room with apples and bananas for the guests.
Lamps on each side of the bed in every room now (oops - not in Rosi's, only 1. Crap - the stand of shelves is too small.) and I have 2 LED cordless lamps to put on top of the bookcase headboard for the king bed when it gets here.
Harris Room has a BIG rocking chair and the other 2 have benches. Rooms are too small to ever put even one comfy type chair you are talking about, much less 2. Too many doors, windows, or fireplaces. The rocker is in a nook by a window - the reverse room has a night stand in that nook.
 
With insulating around a fridge you'd have to be careful that it still gets the air circulation it needs to keep the compressor cool, but it's probably manageable.

I'm thinking of having the fridge off by default (with the temp control dial inside it) and they can turn it on if they want it. Their choice. And maybe that would prevent ice build up in the little freezer.

Nightstands. I knew I was missing something. 2 of them. Within actual reach of the bed. ;-)

Only fridge is in the hallway and tissues in bathroom only....people move them to where they want it to be.
 
Well, I'm getting closer to passing!
Most rooms have comfy seating, I really need to upgrade 2.
I have improved the lighting over the years to have more lamps but 2 rooms still do not have lamps on both sides of the bed, only 1 side. Both rooms have space issues to deal with which is the issue I have had.
Tissues in the room - check. DND signs - check.
I do not have a full fridge in each room, we do have a hall fridge but we recently purchased these mini C ok e fridges for each room. They are great for a few bottles of water(4-6). They are fairly quiet and if unplugged they cool down quickly for the next guest. They are also a conversation piece.

Am working on the comfy chairs, one room at a time. Like some here, I have space issues, so there can be only one comfy chair.
DND signs? Hmmmm. If I don't see them leave, I don't go in but I could miss someone. I'll have to get some.
Each room has a mini fridge underneath one of the two night stands in the room. DH built all the furniture, so the fridge fits underneath perfectly. And , the night stands are a nice height so that you can place a beverage by your bedside, level with the bed. Arks, it does make a little noise. Some are fine with it. Once in awhile I find it unplugged. No big deal.
Tri-light lamps on either side of bed within reach.
Can I take a retest in a couple of weeks?

I usually ask at breakfast if they need maid service. I do not climb those ^&*(%$# stairs any more than I have to.

It depends on the season. When they get near the end I like to put a second box under the first box.
Unless, of course three rooms decide to steal your special Christmas decor tissues when they leave.

I hate when there is only one nightstand. Where am people supposed to put their:
Glasses
Tablet/Kindle/Book
Glass of Water
Sleeping Pills (Foam orange ones... for the ears!)
Etc.
