After some thought . I have found booking companies . Are some times good. But they do make it hard to have repeats. As other repeated guest find it hard to find a spot to come back to you. We have a small amount of repeats. But sure do enjoy them. As you are full of booking agents taking spots . Our regular guest is finding it hard to book when they want.
Do any of you find that too?

We don't list every room with the booking agents so that leaves plenty for repeats. (And many booking engine guests have come back directly, not thru the booking site!) AND, I don't open the booking engine rooms until later in the year. Repeat guests can reserve with us from now until next summer. The rooms on the booking sites aren't available until next year.
I block off popular weekends off season so they are not listed on the OTA's. And no peak season weekends are on there, either.

I imagine that impacts on your placement on the OTA sites though, as has been said here a few times. Trying to figure out the best way to get rooms in, but I expect to be behind every other Tom Dick and Harry who have been around longer than me.
In the beginning, will have no repeats, so need to take every comer from every source (to pay the PITI & mortgage insurance & utilities), even if paying OTA or other commissions.

Right. The more rooms you offer, the more rooms that get booked, the higher you rank. I don't even have as many rooms as a hotel lists for every day of the week so I'm there just for the odd room here and there.
Plus, even if the guest goes with a hotel they've still seen the name. Then they see it again driving thru town. Then they get screaming kids in the dining room at the hotel and they think, "hmmm, I don't see any kids in that dining room there." (You can see our dining room from the street.)
To start off, yeah, you do have to outlay some $$$ to get your name out there. Then you review to figure out where you're getting your guests.
Sometimes it's good to even stay on sites with low volume if all your competition is there.
We pay an awfully high fee to be listed on our local tourism site, with limited feedback from guests about finding us there, but we stick with it anyway.

If you do a newsletter, do a short article about how it's always best to make their reservation directly with you and mention that they should book significantly in advance to make sure they are are to get the room of their choice. It might help a little to get your repeats booking early.

Good one! I'll add that to the next newsletter. "Maybe you've seen the ads on TV for great deals if you use..."

Last night in our hotel room, Himself has TV on looking for our usual Saturday night program - but it is a station out of Pittsburgh so had different programming. There was a Rick Steves special on about how to get the most out of travel. He said B & Bs are an excellent way to see the Country (this was focused on European countries) BUT the thing that caught my ear was him pointing out that although the booking sites were convenient he said, "You often get the best deals booking with the B & B directly as they get charged heavy commissions by the booking sites." It was music to my ears - and I do not use OTAs.

WOW!! I say amen to that. Man he is a smart fellow to come to that idea. Wonder if we could quote him ? That is a good way to start a article on face book or a blog if you do that also. Thanks for the news.

I Only have two rooms. I caved with king. as when dh had his accident we did not open till July so our Aug bookings are so small. But we had a heads up with reg costumer saying it was hard to book when they decided to come our way. So it surprised me.
But after I thought about it . It just came to light and other reason having the big guy has us having some small problems Our res system is not going to be used Plus their commission is ouch . And it sure does not promote repeats easily. Maybe I am over thinking this also.

I have decided to stay on my own. I am lucky that our area is so popular and has been for ever, that I really don't think I want to muddy the waters. I just have an uneasy feeling about the OTA's - all of them.

My local competition has been using the OTAs heavily for the past couple years. I joined book com this year but only gave them my midweek rooms as I'm always full on weekends -- I was hoping to use them to fill up midweek rooms but have found that neither myself nor my competitors are getting lots of midweek business no matter who we list with. I got 3 reservations from them which did total over $3k but I got so many more from my TA connect link that I've realized it's a better way for me to go. Keeping up with the coordination of the calendars drove me crazy and I hate that they also put up price line link which then said I had no availability - didn't see that because they own price line they would add that to take guests there and then say no availability. I'm done with them and plan to cancel the account to get this deceitful price line link off my TA page. Also we're adding a new room to make more revenue so I just don't want to deal with them any more (but I do understand that lots of properties really need to work with them and I'm happy that it works out for them).

MtnKeeper, so glad you are able to do it on your own and do away with OTAs. I wish I could do the same, but they are bringing me guests I would not have had. I am off the beaten path of a near by big city. The OTAs do help.
I am making this comment so others coming in to read are aware: If you are with b king, you can select to not have your inventory listed on price line. It is asked when you register and I believe you can change it in your settings at any time. If not, request the change with your acct mgr. You should not be listed at all if you choose this.

I agree, after following the issue very closely over the years. This forum helps a lot to see through to the truth of the issue. I think that the fewer of us that use them the less power they will have. The name brands are even trying to go independent of them.....
And people are and will get wise to the OTA scam, because that is what it is. Not sure we want to put all the power into TA's hands either.....
No matter if we are a "destination" location or a necessary magnet, don't ya'll think that if we put half the energy into improving our properties and marketing as you have to put in to participate in that OTA scam that we wouldn't be better off in the long run?

yep, I do agree with that. It may take a long time, but eventually we'll take back the power.

I didn't sign anything with Price line and shouldn't have to tell them not to add me - they should have asked me to which I would have never agreed. It's their way of getting people to Price line to book there - it just gives them more coverage and chance of getting the booking. It's all deceitful.

I had a similar experience. I joined book ing dot com thinking it would get more bums on seats through the winter. It had almost zero effect.

Not surprised at all. What I suspected all along. Supply and Demand. Supply and Demand. OTA's etc. can't create demand, all they can do is channel it.
