We have been spinning on several possible places, pretty much due to zoning and septic. Some places B&B is permitted use, some is conditional
The bigger problem is, that anything 800+ gallon capacity septic, the sewage officers are basically saying it will take 6 months PLUS for a septic plan through the board. And since we want more than just B&B, the 1 or 2 required "public bathrooms" are a minimum of 400 gallon capacity each, killing anything service that is "public." Like a salon or spa that allows outsiders, not just guests. We want considerably more than just B&B. And there are very few possibles that have sewer, in this area.
Yesterday, we visited a place that was until recently bar & 75 seat restaurant, and 6 BR/3BA upstairs that used to be an inn. (pre-Civil War). Already has 2 half baths for public, so hoping this all would grandfather in and take away the huge delays and let us do our sidelines that we want.
Taxes are low, close to skiing, 1000 acre lake, mountains, and whitewater rafting.
Has nice marsh in back, 2+ acres, almost 5000 SF, commercial kitchen.
 
tried to include links to 100 year old picture with horses, buggy and period costumes, but spam filter blocking. Also have cartoonish postcard type picture.
Zoning officer only has 2 hours a week late Wednesdays (small township), so will be trying to reach him next couple weeks with pertinent questions about the place, zoning, septic, what we want to do, etc.
 
Sounds cool! Plenty of room for the things you want to do. Possible space to convert to extra rooms.
We stayed in a lodge that had public dining and it was fun.

glad all that septic stuff is pretty much gone in the uk as the distances to mains aren't as far as in the USA SO they are gradually working even the distant properties on.
 
The place sounds like it has potential for you...we will keep our fingers crossed that you can work out the details of the septic and timetable.
