What's going to be on your Do-Do List?
Just starting to think about the list for maintenance, repairs, and upgrades that need to get done before we reopen.
Water pump repair or replacement. It's the older of two, so probably will replace
Ice Maker replacement. It didn't shut off and made a small flood. Replace
Washing machine repair. Power surge fried the control board. Part repair
Front outdoor carpets. It's time. Replace
A few bathroom fixtures. Rust is an issue. Into the rummage sale. Replace.
Sink escutcheon. Broke. Part repair
Recessed can lighting trim. Yellowed, needs a fresh white look that matches the ceiling. Replace
This is just a partial list accounting for some of the wear and tear running an inn brings on.
Maintenance does not go away. Some things are hot and have to be handled ASAP and some you can hobble along with until you can make the change, but eventually stuff has to be addressed so the new year can run smoothly.
A great reminder for those out there looking to acquire. Does your PO have a long list of things that they have replaced in the last year?

This is our time for travel, so I am just popping in now and then. We'll be back on the road in a few days.
I think it's safe to say this question has been asked and answered dozens of times over the years. Heck, I probably asked it myself in the last 7 years on the forum.

I just replaced my hedges with bushes that will eventually produce fruit for the B & B and look nice also (just have to keep the poison ivy out of them).Time to replace one more A/C unit in the Spring. The big thing on the agenda is to save up for professional photography and new rack cards in 2016 - our 20th anniversary as a B & B.
 
We are planning a serious kitchen remodel. Taking out a bar/small countertop cabinet and putting in a work table island. Replacing the oven with a double oven. More cabinets and storage space.
Updating the decor in several rooms.
Take up the carpet in the upstairs hallway and get the hardwood floors refinished. And the stairs as well.
Finish replacing the small round toilets with oval chair-height toilets.
I'm sure Shelley has more planned.

Have you guys got a detailed plan for updating the decor? Does that mean new furniture? We're giving our rooms a refresh so we can raise our rates, but we are hoping to keep it to things that are less costly. Artwork? Boy that can get expensive if you let it.

I wish I was the kind of person that can come up with detailed plans. Shelley is better at that sort of thing, I am a fly by night kinda person and she is an analyzer and planner. I know she has her plan in mind. She isn't telling me the whole story because it will be a lot of work for me. :)
We have a general plan for the kitchen update. As for the rooms, there are several that we are going to put a fresh coat of paint and some new carpet. No new furniture, we put new (custom built) furniture in the parlor when we first moved in. The furniture in the rooms are fine. But we will replace some more mattresses.
Our signs need redone. Fortunately, our cleaning girl is a fantastic artist as well. There is a separate building that the PO's were using as a flea market. Now that it's cleaned out, we are letting her use it as an art studio. We're not charging her rent, but we'll take some artwork in trade.
I also want to put a mini-split air conditioning system in the 2 downstairs rooms as well as a couple of window units in 2 of the upstairs rooms. Then all of the bedrooms would have their own unit. We could set the main AC higher a little as our guests have a wide range of comfort.
Our biggest suite currently has a king bed and day bed in the sitting room and a queen bed with another bathroom in a separate room. We will put a mini-fridge in that room, add another set of doors so that suite can be rented as either king+day bed or as a 2 bed/2 bath suite.
Plus all the other stuff mentioned in the previous post. It's gonna be a busy winter. Blegh!
The PO's raised their rates a little every year. With the new (expensive) mattresses, nicer toilets, updated decor, AC's in every room, we will also raise our rates. Add to that Shelley's gourmet breakfasts. Everyone is looking for a discount these days, so we can raise our rates, then offer more discounts through packages, military/first responder discounts, teacher's week, mid-week discounts, etc.
That's our thinkin' anyway.

We are a divided house. Himself (poor blighter) is a diehard Cubs/Bears) and I cheer my Pirates/Steelers. (When the Cubs/Bears are not involved, he DOES follow Pittsburgh teams now) Thanks to Sirius radio (and the kids that bought it and maintain it), he can listen to the Cubs.

I'm the keeper of the list. I don't show it to Gomez because it depresses him. I just 'mention' a project he might be interested in doing when he's just lounging around all day. ;-)
 
Ive had to redo my identity as it all went kablooie and wouldn't let me in, after 4 days of trying i gave it up and made a new one.

New bathroom in room 10 - have to pick out everything which we havn't even started as I am trying to fit in a bath with separate shower but don't think its going to fit. so see how that goes.
Doing a majour overhaul in room 12 - needs a ton more sockets as none are in the right place (ie one single socket in the middle of each wall), then redecorate to cover all electrical work, also reduce the size of the radiator which is 8 foot long and far to big with a much smaller victorian one which will be much more in keeping. Will also mean all plugs for TV etc will be behind the tv so that there will be no trailing cables etc same for the Tea and coffee tray all lined up together. Also want to sand, restain and revarnish the top of the chest of drawers as its getting pretty marked. I would also like to change the carpet in that room as its pretty dated.
Went out to furniture stores etc this morning as needed 2 new bedside lamps and saw some stuff we really want for next door - but no where here to put anything! grr

Make sure it wasn't a leaking drain pump that fried the motherboard. Happened to my washer, and if I had not caught it, would have fried a replacement motherboard (I actually ended up soldering in a replaceable fuse in place of the burnt fixed fuse and fixed it).

Cats are having a blast, but I'm not as happy about our latest addition to the to-do list.
 
Our cottage is get another interior facelift. Sunk $10,000.00 into it in 2006 and it seems to be an ever ongoing project. The berber carpet that we installed in 2006 is now trashed. Can't get the stains out. We're ripping up the carpet and installing laminate hard wood. Had to pay more per sq ft because of the moisture. It sits on a creek and there's also a lot of water underneath the building. This structure would never be allowed to be built today being so close to the water. Wallpaper coming down in the kitchen & eating area. New paint. Backsplash will be installed in the kitchen around the entire 3 walls. I don't think we'll have time to tackle the wallpaper in the living room. In 2006 we installed bead board in the living room, so the wallpaper is only offensive on the upper walls. I can't stand it...it needs to go, but we'll see.
New decor. I want to totally change the feeling of the cottage to a beach cottage theme. As previously mentioned, art is expensive, so I'm hoping that along with finding inexpensive beach decor in my area to also use some of my own photography of the area to put up on the walls.
I have a friend who just sold her B&B (so exciting!) and now wants a new career as a restager to come in and restage one of our guest suites and to help with the decor of the cottage & a suite.

We went from 'old timey New England' to 'classic beach'. I'm still finding prints here and there. Random places - LOWE'S! - had beach-y themed light fixtures. Got 3. One is a 'lantern' that I put a small 'candle' bulb in. Two others have shells in them and are 'distress painted'.
I'm so much happier with the relaxed beach look. I'd love to put bead board up everywhere. We've done it in one room and are planning another. Would love it in the bathrooms especially. Maybe when we rip apart one bathroom this winter that will be the solution for what to do with the walls.

It's that time of year. We have to watch for them, too. No cat in the house but 2 in the neighborhood that take care of the wildlife.

I wonder if they are taking advantage of the shingling project. Open walls for access. The crew is really good about covering up in the evenings, but the walls have been opened.

Well Wednesday is going be quite the day around your house then! Those Pirates are going to have to scratch out a couple of runs against Cy Young Arietta and hope the Cubs bats fizzle.
