Hi There,
i'm currently a student researching into the sharing economy and how airbnb is effecting local b&bs like yourselfs. If you feel passionate about topic I would be grateful if you could answer the questions below, I would be extremely grateful thank you.
How Much Does Your Business Rely on Trust?
Do the review/rating have an effect on the people that stay at your B&Bs
Would you say Airbnb is more accessable than youself?
Do you feel the benefits of AirBNB have given an unfair advantage? in terms of they dont have tax regulations and dont have to do health and safety inspections.
In an ideal future, what changes would you like to see happen to give more of a fair balance?

People who think that running an AirBnB makes them a professional innkeeper, also think that Denny's is a gourmet restaurant.
 
How Much Does Your Business Rely on Trust? A lot, people have to trust that the service you say you will provide will be there and that it is as described - One of the biggest problems in large hotels is you turn up and there is no reservation for you.
Do the review/rating have an effect on the people that stay at your B&Bs - definately, people read them to convince themselves they have made the right decision ie my web site may have 100 pictures, vidio's, descriptions - but they will take a review over that any day.
Would you say Airbnb is more accessable than youself? - nope, have no idea why guests seem to like it, had a chap who was booking for a conference and ended but back and forth discussion for 3 days to get it booked - one phone call and it could have been done in 5 minutes - made it very hard work. On the plus side i am always guaranteed being paid so that is a bonus.

this is where you are wrong - they DO HAVE to have these things they just choose not to or are unaware that they do, they did a show in the UK called the one show ( you can probably see it online) where they were discussing the "sharing" economy, as part of it they booked 15 air properties - not a single one was complying with basic uk regulations ie not even a basic fire alarm! I mean who now a days doesn't even have a basic fire alarm? you are also required to have in each guest room what to do in case of fire and how to contact owner in an emergency - both common sense things - non of it. If there was any kind of problem these owners would be in very deep trouble very quickly and I quote "thought it was just like having friends over" it really isn't!
In an ideal future, what changes would you like to see happen to give more of a fair balance? - either reduce the level of red tape or equal and even enforcement of the law, where I am they have basically said unless there is a complaint the fire service is so stretched they just can't spend the time its that simple.
