Friends have their place for sale. They've been told they need to pull in more revenue to get the sale. They had their best year ever and they hated it.
For them, this is a lifestyle. But the brokers are telling them they won't sell if they don't work til they drop to bring in the revenue they need to sell as a viable business.
Have to wonder when to reassess what's more important in this life.
 
Get a different broker.
Market as a home and also a business. Market as a lifestyle. If he's marketing as a business, he needs to be replaced.
 
They should get a second opinion.... "In the multitude of counselors, there is safety." (quote)
 
The inns around here are being sold as investment properties, condo possibilities, family homes and oh, yeah, also is currently an inn. Selling an inn as a profitable investment is a short sighted marketing scheme.
 
Another comment. Isn't it a bit misleading to create a false impression of income? If the owners don't market heavily and don't work it as hard as it could be done, all they have to do is say so.
"Last year we made $XX but we close for four months and we aren't marketing on TA or B&B dot com. So there is capacity for more income."
When we bought, the PO was obviously just taking whoever came by. She mostly took overflow from other inns. No marketing. We are more than double her annual after two years. But we did the work. Not her. Doesn't make sense.

My philosophy exactly! Tell the prospects that your lifestyle is one of enjoying the property and 6 months off.
Brokers only work on proven numbers. And they won't bring prospects to view the property if they have an easy sale down the road.

again. wrong broker. the brokers in this town are hugely competitive and there are a lot of them. If they don't do a good job, you can bet they will build a bad reputation until they are out of business. Fire the basdid and find someone who knows how to sell an unusual property.
