what are the issues?
I know there may be an issue with eviction after a certain time period. Other issues?
We have a woman who is looking for an apartment and asked for a long term rate. DH gave it to her. No breakfast, no housekeeping. She will likely be out this week (she said she thinks she found a place.)
 
Other than setting up tenancy, my concerns are that they want a kitchen and laundry and they get very comfortable.
For me, I don't want someone in the house all the time. We can't do low rates in peak season and in the off season I want to be able to wander around in my pj's and come and go as I want.
We have fielded calls for long term and one neighbor took two of the same calls. One caller set up an appointment to view the property and never showed up. When contacted he said he was too busy to waste time. (The same guy told me he was astounded I wouldn't take a long term rental. That I was a lousy business owner for not taking every dime I could get my hands on.)
The other caller moved in. Had her mail forwarded to the inn. Didn't want cleaning service but once/week and then complained the room was dirty. Demanded the lodging tax be refunded because she was a tenant. Refused to move when the time came for a reservation that predated her arrival even tho she agreed to move if necessary.
So, I generally send these callers to a place in town that does weekly/monthly rentals and are fully equipped. Or, to a hotel that can better deal with the situations that arise.

I have had a few. Arranged with a VA college to house PA students on 2-week rotations with an OB-GYN, did a few and then it stopped (no idea why and not caring enough to ask). Also had a few pipeline and power plant outage that worked in slow season (the best one was in season but glad I took her as we became friends).
I gave a weekly rate + tax (told them I was NOT going to fight with the Governor over his share) - coffee & juice but no breakfast and housekeeping once a week and no boots beyond the porch. One welder who was here for a month cut my grass several times (he missed cutting grass). He worked nights and came in Easter Sunday about 4 AM (left the door not quite shut) and invited him to join us for Easter dinner.
Perhaps I was lucky, but I never had a problem with any of my long terms (11 weeks was longest).
 
We had two that called for long term, both had service dogs and one smoked medical pot..... Suddenly we upped the remodeling on the apt to now instead of in a month! Just changed our schedule around. Sorry we can't do long term this winter due to the remodeling.
 
See I don't mind monday to friday people which we often have ie doctors on cover etc but not full time they need extra things like food and laundry. We had 2 electricians in once they were the best - came on a Mon night paid thursday night, left key on back desk for collection friday morning - barely saw them! best guests ever!
Trouble is long stay people always want reduced rates so its actually more money to have a different person every day and they just don't get that!
 
Had a request for long term back in September. She was attending a local college and didn't want to chance the commute in the winter months.
Very selfishly, I said that we weren't always around in the winter (true as I went to visit my girls for two weeks in November) and we took advantage of slower season to be out and about. Just didn't want someone that wanted use of my kitchen and I like enjoying our fire in the winter months when we're quiet. Can't put a price on 'me' time even though the income would certainly have been welcome.
Although, neglected to tell DH. He would have said yes in a heartbeat and then complained about being stuck on our side of the house in the evenings.
 
she found a place and moved out after only two nights. problem took care of itself. but it got us talking.
 
Round here for vacation rentals we have a sort of weird market during the off season - ie you are not allowed to live on a static caravan park all year round so you have to have 2 weeks out - so they book self catering for 2 weeks then go back home.
