Take some photos of what you think is unique and write up a Q&A to share on your blog/facebook page. Share the uniqueness that is your B&B vs the others. It may be something small, something simple. Share it in your marketing...
If you don't know, ask your guests - another marketing opportunity. Or ask the innmates here who have been to visit, they may shed light on it.
I remember the one inn we stopped at on the innspiring road trip and was blown away by one obvious feature that of course I saw online, it was plain to see, but it just didn't register how great it was. They were there day in and day out and probably didn't even realize that to someone like me, I would book a room just to enjoy that feature.
"Why are you trying so hard to fit in when you were born to stand out?" I think many lodging establishments try to do what everyone else is doing, vs being bold and standing out.

I have that problem it is commonly referred to as 'being to close' to the subject. Seeing things through guest eyes is what is needed. I have been trying to really listen when a guest comments about something special here. Run in and write it down and use it!
 
Ask myself, Would I stay here? Why? What's the attraction? Sometimes we take what we have for granted.
 
We forget that most people don't get to see the ocean every day. Gotta remember that is what sells. And for a reason. We also have some guests who love the koi pond.
 
I know we are unique, that we have no immediate direct competitors, as no one else offers exactly what we offer, which is very special, but actually articulating exactly what it is that sets us apart is still incredibly difficult. We do get a lot (lot!) of returning guests, so whatever it is that we have, many people do seem to appreciate it...

We have a sort of weird thing - our building has great mojo - people say as soon as we got here we knew it would be ok - how do you explain that?
 
I think it is our coffee which I have written about - and will kick myself to do more often.
Several of you have been here - TELL me what you see as being unique. I am in the forest and cannot see for the trees.
Edit: Yesterday at the Capitol, a young lady was going around taking photos and doing short snippets of video (perhaps for a college project). She asked for a description of my business in one word. I thought about it and chose Amazing. I explained why to her. People do not expect to find table settings in West Virginia the way I set them. They do not expect to find the coffees I (roast) serve nor the varieties of tea. They do not expect to find the time range I offer for breakfast.
(And I will always remember the gentleman who sat on my proch and told me he had stayed in B & Bs all over the world and we were in the top 5 %.)
