it never ruddy stopps!!!!!!! ruddy waist pipe in 10 apears to be leaking we are now going to have to cut an access panel in the hall way wall on the ground floor to see where the BLEEP it is - water even coming out in the basement this morning but appears to be running from whereever it is on the first floor, through the ground floor bathroom, down the wall cavety and into the basement - priceless - more mess and money to spend ontop of the £1000 for fixed wire testing and the £2500 to do the work required - anyone looking to buy this is SOOO not a cheap business to be in!

Sorry mate, it really ruins your momentum after working so hard to hand it all away. hugs sent from across the pond.

Water is our biggest nemesis here. It's the one thing we fight against continually.

We bought the house and replaced all the plumbing... 100% PEX and when they installed the showers, they came with taps and they installed the free taps. TWO of them started leaking into the walls. We paid a plumber to come in, put in access panels and replace all the "free" taps with Moen taps. $6K in damage to one floor (insurance covered most of it) but everything here is now high grade. Never trust a free tap made in China.

Water, water everywhere! Yup, spent another $1000 last week because of a broken pipe going from well to house. And then had to have the water filter serviced. Sigh. Hang in there!

All Moen
All the time.
Fingers crossed Moen will continue to deliver.

I'm so sorry to hear that you are experiencing my uncle's worst nightmare. He said that he hadn't had one since he handed the business over to us.…. Hang in there and be ready to accept the next door house into the mess.

I am soooooo sorry. Although we were not excited about the fact the dining room had a "lowered" ceiling, we understood it was because of a burst water pipe the winter before we bought the house and the extensive ceiling damage.
We were happy to have that lowered ceiling back in 2007 when their was a water drip in the dining room one morning that we could not find a cause for - until the ceiling tile collapsed from the water making it soggy. The drain pipe had divorced the shower. Easy access to fix the problem and not outrageously expensive to fix the ceiling, even though we had to replace ALL the tiles due to matching problems.
I am sorry you are having the problem. Just look at it this way, each fix, you make another fix so next time will not be as expensive. We installed shut-off valves with each fix we did.

Our dilemma this year is the waste pipe. The existing pipe on outside is clay and with that the usual roots in it from time to time. Before the last section of massive stone staircase and retaining walls are to be rebuild this spring DH wants to replace it to plastic. He is with plumbers all day getting quotes. I have to say I do not like what I am hearing -it looks like gaining to be $15K

believe me I know it aint cheap! when some PO's built the crappy extension on the back that we replaced last jan they had smashed a hole in the mains drains - slotted in the plastic 4 inch pipe doing all the drains from one side of the building - packed round with black trash bags and filled it in - wasn't super surprised cos when we did the basement on the other side they had done the same there - our builder was super shocked - cost about $800 for a replacement pipe with a proper joining joint on.

How goes the battle over there? Who's winning?.
well its not my credit card! - leak is fixed but required an access panel to be cut so now handyman if making a small door for it, putting up a new mini wardrobe ive designed, tounge and groove on the wall in 6 as there is a big dent in the lath and plaster wall I need to cover and putting up more shelves in 2 cupboards which I desperately need for storage. - Just waiting now for the candidate for the sunday job who is now 7 minutes late for her interview and we had such high hopes for her starting sunday but its not a good start.

Oh dear! I hope you find someone because being short of workers is not fun. I like to look on the bright side when things like this happens. It didn't happen in the middle of summer, you got it under control, a new wardrobe, and shelving for storage! On top of that, you are building up credit! May wonderful and happy guests soon grace your place!
Ok. I'm back. Just as I finished the above. I heard water pouring out. I went racing around…. it was the washer filling up for the rinse cycle! Talk about jumping to conclusions.

1 day a week we can cope and am hoping the sat person will be able to do more during the summer hols when he is off school but is coming up to big exams so his mum (and rightly) doesn't want him working sat and sunday but they should break up for the hols in about 8 weeks worst case scenario. part of the trouble is we have been shopping a bit for next door (only things we would use here if it didn't work out like mugs and duvets) but it does mean we are running out of what little storage space we have - so its a real kick to get all the shelving done etc to maximise space.

Hijack alert - don't want to jinx myself but I think we've got someone for the rest of the season. She starts next week so she's not actually on the premises yet. And anything can happen in a week.

never even showed up for the interview - what a waist of my time but at least the painting in room 6 is finished (8pm local time) so we can sell it for tomorrow.
