DH has discovered the ease and reward of upselling.
The on line book ing gang likes to advertise only our least expensive room. We have been frustrated over the winter that we are only booking our cheap rooms.
We may be the last to figure this out, but he has started offering to 'show guests the house' in order to upsell to a better room. There is a reason this is our cheapest room, and people have been biting and taking the more expensive rooms with the better bathrooms, more space and better views.
Good stuff.

plus if you can get them to mention in their reviews what they have seen is avaliable

Smart!

Odd .i may try this with our king rooms.
We've had booking guests demand free upgrades and get really shirty about it. If we mention there is an extra charge they start complaining they can't go upstairs.

I wonder what they would do if they saw the rooms on booking and didn't book them? Could it be that they expect the upgrade because you don't offer them on booking and therefore think they can get the best room at the price you list?
Remember the rule of parity? It only applies if everything is exactly the same? So offer your better rooms at a price that includes the commission and add in a bonus of small value. Parity doesn't exist because it's not the same deal. It might sell your smaller rooms, but at the same time you can say, oh, that room was available when you booked, but you decided not to take it. I can let you have it now for $20 more without the bonus.

It's listed on booking as 'standard queen'. They get here and want a king. Something not even listed.

So, why not list the kings, that way you can say that they turned it down, they could have booked it. Sorry!

I don't know that whether it was listed or not has any bearing on the price of the room. "We do have a king room available, it is priced $40 more. Would you like to take it?"

One more reasons to move to a channel manager. What software are you using that still can't connect to a channel manager?

Should I tell you that you likely don't really need the photo software, but if you do, you can get Elements for just $70, Google Images does most of it for free, but Gimp is too. Or if you are talking about something like Lightroom, you can get PhotoScape for $0.
The booking software should be number 1.... it can pay for the new computer. (I like Asus and hate Dell.)

I like my Apple very much! You can buy an older model and go to an Apple store and they will wipe it clean and upgrade it to the newest issue, all for free. That's what my sister and I did and I haven't had any problems.

I'm not buying the photo software. One of my guests is a professional photographer and he said I should just rent the software. All the upgrades are included the monthly rate.
Computer first, then booking software. (Fortunately/unfortunately we just concluded my mom's estate so I have a tiny bit of discretionary money.)

Photo Shop/ Lightroom/ Photo Explosion/ etc all go on sale for Black Friday. Also check out ebay for a good deal after checking prices. I have all three. I like photo explosion the best and its the cheapest of the three. You can make posters, cards, etc along with fine tuning your photos, resizing, etc.

I use Elements 13 and it's more than I need, but it pushes me to learn more. For the easy stuff I still use picmonkey.
Oh, and Arks showed me that if you have the premium version of picmoney there is a wrinkle remover. Works great and I can't duplicate it on Elements. Easy on picmonkey

Yeah, Ahdobeh's monthly is too steep, especially for what you will need. Elements does most of it cheaper.

And I learned it from Joey Bloggs. I used to spend a hour removing wrinkles in my bedspread pics before posting them. Now with picmonkey it's like 8 seconds and it does a much better job than I ever could with my old software.
