Review said the house was lovely, the view was wonderful, the breakfast was plentiful but gave us 4 stars.
"There was an unusually small TV."
"We had the windows open for the warm weather and could hear people in the carpark area past our room."
Worth addressing? The reason this very pretty, very spacious room with four poster bed,European art, leather wingchairs and designer drapes is priced as the second lowest priced in the house is because it is on the first floor and therefor, can be noisy. The reason the TV is small is because a big TV would take away the charm. (It is a 24 inch TV)

Just looked at his profile. He and his wife travel 6 months a year and post reviews on everything. Most of his reviews are 3 and 4 stars.
I think it will be like, "Thank you for the kind review. It was our pleasure to host you during your trip to our town. Your room tip is valuable. The Old Garden Beach Room is our only first floor room and is priced lower than those on the second floor for the reason you mention. Because of its location, it can be a little noisy and the view is limited."

I wouldn't bother addressing any of it. Thanks for taking time to review us, glad you enjoyed your trip to our lovely seaside town.
The windows were open for Pete's sake was everyone supposed to shut up for them? Did they come to the shore to watch TV?
You've already noticed they pan everything, don't bother commenting.

I would not address it except to say thank you for your stay and review. Don't DON'T say anything about noise or view. No need.

My one concern about not addressing the 'noise' issue is that you have a/c in the room, right? In this heat, I have seen many reservations hanging because of lack of a/c even though the place I help at is right on the water. You will hear passersby if you have the windows open which in that place you must. fans and open windows.
I would be tempted to say something like
Thank you for your review. We are so glad you enjoyed your stay and the breakfast ... guests can choose between opening their windows to enjoy the ocean breezes or using the air conditioner.
Just so potential guests know there is air conditioning without reading your room description which many don't. I'd ignore the tv comment completely.
I just love self-appointed travel authorities who review like this. (not)

We do have AC - good point.
And not for nothin' - and I won't put this in the response but - in a fancy-azz hiltin or mariot, I hear people passing by my door all the time, not to mention street noise, cars, kids at the pool, fire trucks, garbage trucks.....

I agree that no acknowledgement of the noise or TV is needed. Thank them for taking the time to review, and that's it. Most anyone reading his review will realize he's an idjit. I mean, really? Your window is OPEN!!!!! Of course you're going to hear the rest of the world!!!! GAWD!!!!!

The best part is, we live on the world's quietest street. 80% of our traffic is joggers and dog walkers. The rest are cars for residents and of course, the occasional landscape crew. Now THEY make noise.

That is the problem, when it is so quiet one little pin dropping seems loud. I had windows open and noticed a neighbor starting up his Shelby Mustang at 2AM two days ago, then roared off, then came back. I couldn't help but lay there and manufacture all the sorts of no good reasons he had to be up to at that hour. Then the birds began chirping way before the dawn, it was all so noisy (for me). He was probably taking someone for a ride in it, but I was ready to call in the police and have the drug dogs sent in on assignment.
All this is a small town, quiet neighborhood. But it was loud while I was asleep without any other noises around.

Our local guy with the loud mustang leaves for work every night (it seems) at 11:30. And he's not the least quiet about driving thru the neighborhood.

haha! Neighbors across from my bedroom window (which is the ONLY bedroom in the house that is on the street side) ... have a car that needs a new muffler or something. Vroom, vroom, clunk, clatter clatter clatter pop clatter clatter chugga chugga chugga down the street they go and then you hear them coming back a few minutes later. Repeat the process every 15 minutes or so for the next hour. Then again in the afternoon. Lots of kids being dropped off at various places. I'd love to call Car Talk and try to imitate the sound so they can tell me what it is. But since one of the hosts died it's all 'best of...' Very nice people without much money. Anyway, other than that it's mostly light traffic that I tune out.

I once lived in a ground floor apartment in the glide path of O'Hare and a railroad siding for the factory across the yard (1/2 block of flat open space between buildings) where the diesel engine idled at 2 or 3 AM unloading material or loading finished product - rumble rumble rumble. This country girl lived there a week and was so accustomed to it that I never heard either at night - only heard the planes if I was already awake.

It is one of those times. It is what they say it hurts. But you know people have to put things down that are not important. You got a 4 star hey that is great!
Thank them for choosing your B&B.How they really enjoyed your efforts in providing such a wonderful breakfast. Also for recognizing your efforts to provide a wonderful decorated room so they could enjoy their stay..

The guy doesn't give fives is what I figured and just has to put something down so he doesn't feel bad about not giving a five. Be happy with the four since it beats the other options.

I'd have thought a 24" TV was perfectly adequate for a B&B room, as for the noise it's a rock and a hard place, ask someone to be quiet and they'll write you a bad review (I know from experience), don't ask them and someone else will complain in a review.
I'd just let it go if I were you. Email a few guests who've enjoyed their stay asking for reviews and in a couple of weeks this one will be on page 2 and no one will ever bother reading it again.
