How to tell a group thanks but no thanks???

Probably worrying about nothing - it is my hobby - but there is a huge group coming to us on a July weekend. They've rented most of our cottages - which is fine - but it brings all the problems that groups bring sort of demanding etc. The worst part is that they aren't going to float - which is the other "half" of our business. From a revenue stand point it's not a good deal for me at all. I'd sell out that weekend to people who also want to canoe, kayak, raft etc. so they're considering us for next year and I'm not sure how to say no thanks. We don't have any policy that says you have to use our other services that's just typically how it works out. Maybe they're not all that delighted with me either and this won't be an issue but I'm worried I'm going to stutter if they come down to re-book... Nicely worded suggestions appreciated!
 
While we appreciate that you are considering us, please understand that we do not book groups unless they book the whole property and all our services (including canoes, kayaks and such.) We also reserve the right to refuse service to groups who book individually (to hide that they are a group as they tend to disrupt our other guests. We thank you for your kind consideration.
 
Do they have to reserve the kayaks and canoes in advance? Maybe once they arrive they will want to rent them?

Yes. That's something I think might happen!
Also, if the money maker is the rental of the water sports equip, maybe the price of the cabins could go up without the rental. Or, the added cost of the rentals is lower if you book a cabin. Whatever.
