Hello,
I was referred to this site by Running a Bed & Breakfast for Dummies. I was reminded a week ago of a dream I once had many years ago but life got in the way. I am ready to change the path of my journey! Without going into detail, I realized I really do not want to re-enter the corporate world, 20+ plus years in banking/credit union arena. I want to be my own boss and to live in a house looking out toward the mountains. With that said, all I can think about for the past week is owning my own B&B. I am aware owning a B&B is not a fairytail and entails a lot of hard work. I am ready for the adventure...I think...that is why I am here. I have started researching this dream; purchased the book Running a Bed & Breakfast for Dummies which listed this forum as one of the top most popular as well as PAII.
I know its one thing to think about owning a B&B and another to actually own one! I am very passionate about this dream!
I would like hands-on training at a B&B and of course, attend seminar's and any classes for Aspiring Innkeepers.Where can I find inns that offer hands-on training? Where do I find classes and seminars for aspiring innkeepers?
I welcome any advice for an aspiring innkeeper; the good, the bad and the ugly...

Many State Associations offer Aspiring seminars. AIHP ( Association of Independent Hospitality Professionals) is a national non-profit that offers webinars and a special dues for aspiring. Where (State is good enough) are the mountains you want to be looking at? White? Green? Sierra? Appalachian? Smokies? Rockies?
Ask questions one at a time - but read the old threads as there are a LOT of questions already answered.

You will find your friends here a great source of information, when I found the forum I think I read all of the old posts, lots to be learned from them.
I'm the odd one with an 8 room motel in the mountains, like you an old dream that worked out for me. I think you need to enjoy people and enjoy serving them, not all guests are nice, you will read about some of them here as well.
To me the real key is can you afford the property you choose? Many businesses look good when you see money changing hands, what does not show is how fast that money is handed to someone else and you hope a little sticks to you fingers as it passes through. Guess I'm trying to say it is not a get rich quick business, but I love it.

Thank you! You have pointed out some of my thoughts and concerns. I so want to find out as much as I can and to maybe work at a B&B to be sure this is what I really want...Yes, I know in my heart that I want this!
I am a little scared because I will be stepping out or into this dream on my own but I can see myself being an Innkeeper. This is all I have been able to think about 24/7 for over a week.
Thank you so much for your words of wisdom!

If you are in Central VA, you may want to reach out to some of the owners of the larger places in and around Charlottesville and see if there is an intern opportunity. I know the Stonewall Jackson Inn in Harrisonburg advertises for interns all the time. The owner is a quirky but very nice guy.

If you are planning on the place supporting you without another job, don't look at anything smaller than Five Guest Bedrooms! (Think mortgage, taxes, winter months, etc.) This place is just the right size to do it yourself without much help from the outside which is very good when you look at paying people, keeping employees through the quiet months, and finding good dependable help. This is a gem place with the best teacher to guide you into a new role. They kept the place up to date on everything so take another look and think it over carefully before dismissing it.

Hello Jim,
You are not alone, we too are owners of a small rustic 8 room lodge in the mountains... What is the name of your motel???
Warmest regards,
Gary & Donna...
