What is your response to someone who checked out an hour ago running through the common area to the waste basket saying, "I just need to throw a few things away."?
What is your response to a checkout saying, "Is it ok if I come back from my walk and sit on your porch for awhile and send an email on wifi?"
Also today, "Is it ok if we leave our car and walk the town?"
All three happened today. I'm afraid the trash guy saw my mean face. We pay the town by the bag. Each piece of trash costs us money. Literally.
For the wifi lady, I guess it's better to have you out of the room so we can get to it. We pay a flat fee for wifi, so why should I care?
The car guy - we always say yes to parking.
For all three - I put the sign up on the door saying I'm not here until check in time because I KNOW that a sit on the porch and a park in the drive usually means a visit to the powder room. And I don't have a public powder room.

Totally with you on this. As long as it's not inconveniencing me I don't mind.
People often ask to leave their car here whilst they go for a walk, that's fine as long as they're gone by check-in time, which they invariably are as the local walks are only 2-3 hour max.
I've had a few people who want to check out and then use our breakfast room as a business centre, nope, not happening. Have virtually chucked people out. 10-4 is our time, whilst we do spend half of it cleaning I don't want people hanging around the house downstairs which apart from at breakfast time is our space. If you wanted hotel type facilities, book a hotel and pay hotel prices.
People leaving their luggage behind because they have a late flight can be a PITA too, especially if I want to go out and I have to be here when they come back. Don't usually say no to that one though.
No public powder room here either, the only bathroom downstairs is ours and you are NOT using that, that is a complete violation of our private space and is not happening, there is a public facility at the Inn down the road so I send them there.

If it doesn't impact operations, I don't care: hang out as long as I can start cleaning rooms. We have noon checkout, but we always count on some earlier departures to get going. We have no shortage of parking space and often people will go for a bicycle tour.

I am on the street parking so go ahead and park. Use the facilities? No. sit on the porch to use wifi? Do not care since you already have the password, BUT after you check out the door will be locked and stay that way.

Because of one STUPID lady, I have to now recite to all the guest that once checked out at 11AM there is no access to a bathroom.... as we have no public bathroom. But otherwise, we are okay with it and people leave their luggage all the time. We use codes and they expire... so they better pick up their luggage before the code expires :)

Trash can outside.
No problem using wifi on porch. (Door locked.)
Ok to leave car. (Door locked.)
All of which reminds me I should just clear the door codes.
We've had guests walk in the door to check in and hand me a bag of car trash. Why thank you, You're so kind. Others just head right for the kitchen as if I want their stinky burger wrappers in my kitchen! Or, they drop it on top of the little trash can meant for tea bags and empty sugar packs.

I think guests rubbish needs a separate thread.

I would say yes to all of them but the trash guy. The door would be lock and I would have his key back. I would hope I didn't hear the doorbell and he didn't leave it by the door...

I don't have the issue of cost per bag with trash, so I suppose I'd rather dispose of their trash properly than find it sitting in the corner somewhere.

Our situation would require them to pay a late check-out fee if they want to hang around or leave a car here. We need the parking and them hanging out here to use wifi means they would need to pay for a late-check-out.
Plenty of other places to: leave a car, dump trash, use free wifi...
