    Fire Escape

Hah,we have the same issue when one of our units goes off. I'm tempted to replace them with smart units like Nest so that we get an alert with the name of the unit that went off. Of course the Nest units are expensive and we also have 11 units on the property.

    Water

We do that as well, sure every so often you have a guest that takes a few extras but we don't worry about it. Our room rates start at $139 so we can afford a few waters.

    Reservation engine

Note that Think will import your data from Reskey, making the switch easier. We also started with ResKey then switched to Think and have been very happy with the service and support. Good luck in your new venture!

    New Credit Card Processing Company

Hi, WIth Think and Braintree they will automatically charge the deposit assuming you have it configured to do so and then during checkin/out you can charge the guest from the think reservation page. Assuming the guest uses the same card for the balance you dont have to retype anything. If they...

Hi, We use Think with Braintree (https://www.braintreegateway.com/) and have been quite pleased. They dont have any monthly charges just the % of each sale which is competitive. We don't have a terminal just use Think and they have a virtual terminal on their website which you can use, their...

Feel free to rummage thru our private fridge - Not!

Hi, We have a Kwikset 912 lock which we control from a Vera home automation controller. We add a keycode for each room which is the guest's last 4 digits of their phone number. This makes it easy for late check-ins, etc. Let me know if you have any other questions. John

Feel free to rummage thru our private fridge - Not!

So we've only been at this innkeeping thing for a year and have had some really great guests and of course some that are ok but this weekend we had a real prize. Our personal kitchen is behind a door that says 'Private' but apparently that wasn't enough for one of our guests. In the middle of...

    Online Reservation System Comparisons

They are charging us 2.5% on Visa, MC, Discover with no per transaction charge and then .30 per Amex charge. Amex of course then charges their fee separately.

    Online Reservation System Comparisons

Yes, with InnPayment you can process charges and refunds from within the ResKey interface. So far we've been quite pleased with them and the fact that there is no monthly fee is great.

    Online Reservation System Comparisons

We also use Reskey and My Allocator but use InnPayment to process ours cards, its 2.5% and no monthly charges unlike Authorize.Net. I'm not sure if Authorize.Net really has any advantages worth another $50 a month.

Checkin Procedures - Do you make guests sign anything ?

Hi All, My wife and I (newby innkeepers) have restored an old inn and are now accepting direct book reservations after having started with only airbnb. My question is do other folks require guests to sign any paperwork when they check in ie acknowledgment of policies etc. If so what exactly do...
