    Realistic Expectations

Thanks for the words of wisdom. The bookkeeping is so I could bring in extra income as needed, same for the webdesign.

    Realistic Expectations

Thanks for the suggestions. I'm learning bookkeeping and am thinking about taking some web design classes. My wife is a licensed counselor but her license won't transfer to any of the states we are interested in. I am the primary cook, it's a passion for me, so it would make sense for me to get...

    Realistic Expectations

I'm trying to determine how realistic it is to try to find a B&B with 2 bedroom owner's quarters, 6-8 guest rooms in NH, Coastal ME, or Finger Lakes region of NY for less than $1M. Does such a beast exist or am I dreaming? Also, what is a realistic downpayment for an established B&B? 20% 25%...

    My place is for sale

Looks great, unfortunately we aren't PA kind of people.

    Naming a place

From a guest perspective, we are still saving for our future B&B, I would pass over anything called a shack; only exception being a lobster shack. A shack has the image of small, uninsulated, possible dirt floor. I didn't used to be a lodging snob until I got out of my 20s and made enough money...

Eeeek! We want to become innkeepers

If I had any available time I would happily take you up on your offer. :)

Eeeek! We want to become innkeepers

We want to find a great area to live in, small town feel without being too small. We still aren't sure where we want to be other than somewhere beautiful. :)

    Ideal number of rooms

What would you say is the ideal number of rooms for a B&B? We will have about $30K per year from my military retirement, but the B&B needs to pay for itself; mortgage, utilities, guest food, etc. We aren't looking to get rich from owning a B&B but we don't' want to go broke either. I realize it...

Eeeek! We want to become innkeepers

Your guests are shoeless in the house? OMG! That's awesome. Most guests in our current house kick off their shoes when they come in and we love it. I never thought we would be able to have our guests do that.

Eeeek! We want to become innkeepers

Private space is a must, the other half is an introvert.

Eeeek! We want to become innkeepers

How are you managing your guest's expectations? Are you doing this through your website or a general description of your place? A lot of my current job deals with managing customer expectations. We don't want to be super high end nor do we want to be motel 6, somewhere comfortably in the middle...

Eeeek! We want to become innkeepers

Thanks for the great advice. I've been lurking and reading, I've almost finished all the older posts. We have been doing our homework and already taken a training to make sure it's something we want to do. Every vacation we stay at B&Bs and take notes of the things we like and don't like, so we...

Eeeek! We want to become innkeepers

The other half and I are in our mid-40s and we've had it with the rat race. After soul searching and researching we decided we want to buy a B&B and live the innkeeper life. We are diligently saving our money but also visiting different areas we are considering. I've heard 25% down and most of...
