I've been doing this for 16 years and we don't ask for ID and we have not had a problem other than the one guest that paid cash and smoked pot in the room. No property damage other than cleaning and airing out the room. I recommend getting a card on file for all reservations and an ID for cash...

Happy Anniversary Arks! We, too, are approaching our 10th Anniversary of ownership (I've been at it for 15 years total). This is not a job, it is a lifestyle!

Our sofa sleepers have seen better days as well. We have just put in our first Murphy bed. We'll see how that goes and phase out the sleepers if guests can handle pulling the bed down. :)

We charge $10 per additional person age 13 and up. 12 and under stay at no charge.

Deposits are payments made towards a future purchase. So whoever is in possession at the time of the sale (guest stay) should get the deposit. I say should because it doesn't always work that way unless you have that in writing before the sale (property purchase) goes through. Another bugger...
