    another guest calls us unfriendly

Agree. I think a lot of problems would go away if owners would lock areas that guests should not go in. Assuming no one ever will is the bigger problem, IMO. People in other houses always push the boundaries. Not sure they should be labeled as inappropriate. I think it is incumbent upon a...

Sometimes, you also may be able to get the phone number, if it was released back into the pool. You can go in and look up if available, and request it. Granted, it might not be easy...

    Question on innkeeping

Do not think I agree - I think far and away, more people going to a B&B expect to have the owners around. Per Wikipedia: "Typically, bed and breakfasts are family homes or private homes offering acommodations." Just because a % of people might prefer privacy or have a different idea, it is the...

    Question on innkeeping

The problems I had with a rental property 45 minutes away. And that was just occasional issues. I sometimes sat for hours waiting to collect rent, prospects not show up, maintenance issues but they changed the lock... Cannot fathom trying to do something that needs as much effort as a B&B from...

    The Room Is....

Makes sense. People might think Air is for the cheapest. But pretty much every OTA, comparison site can have the same argument. When those people can do a triva go on available inventory, I doubt people are any less aggressive in getting the most for the least.

or an asset purchase, where in a sense, you are buying the business but not the name. (Don't ever buy an S Corp, LLC, or DBA type biz where you take on the liabilities of the past biz!)

    The Room Is....

I don't agree you cannot have a two-tiered product. A lot of businesses have a good-better-best option. For example, a bargain basement in an upscale store. The critical thing is how you present and control it.

    Question on innkeeping

Fed requirements for ADA (disabilities act). 5 or fewer guest rooms, owner occupied and I think single building not subject to ADA. Otherwise, you need full accessibility. Such as ADA bathrooms, perhaps elevator, handicap ramps and other things.

    Intro

#1 Not sure where you are located, but I am going to the www.PAInns.com conference at State College inNov 3-5. Run by the state B&B conference, not too far from NY. PA has the second highest # of B&Bs, so likely good quality... #2 Are you going to the CIA or in NYC for culinary? #3 Don't...

This is important. Most websites say they will protect (not sell/transfer) your private info when you join/sign up. There could even be legal issues.

    So, it is official

for a lot of places, including Yelp, OTAs, yellow pages, etc. - you still get benefit just from a free listing. Anyone who wanders across it may look you up. Often, the paid ad is not always worth it. Sort of like SEO. Why wouldn't someone do everything possible to maximize the free incoming...

    What's a "Phone Book?"

near us, the cell service was bad for over a 4 mile radius... for mapquest.com directions, I would follow them, but always be ready to turn around or interpret when things seemed to go wrong. If something important, I would print off directions from mapquest (in the past), and ALSO have my map...

    Really?

I appreciate having a decent job, and intend to keep. I also have several rental properties (about equivalent of 10 doors). But the DW will be doing this as her primary effort. But there comes a point after many years, you want to do something that feels like it matters, that impacts others...

    "We love your website!"

I imagine it is possible that some people do not want their identity known, such as those who have an order of protection against an aggressor (spouse, etc.). But as you said, they can leave a message.

What does it mean when a guest leaves a coin on the side table?

Surprised you would think that it would be worth the effort. Not sure your intent, but you fell into several of the warning signs of those we see all the time.

    What's a "Phone Book?"

Or last week (several times), following the blue arrow, and it tells me 150 feet to the turn and I think I am right on it. So I go past the road and of course, that WAS the turn, but GPS was a little behind. Or when it is "rerouting" when I didn't do anything, following their lead... Or with an...
