I just created this new forum related to buying and selling an inn as my mind is turning in that direction. Yep I think it is time. :( :)
Anyway I had a recommendation from a former innkeeper in this area for a realtor that services PA and NY. E1 i o t D a 1 t o n (spaced it out to keep it from showing on his google alerts). Anyone have any experience with him .... or have anyone else they would recommend for the northeast?
 
I see his name pop up in a lot of different places - he definitely does a good job of promoting himself and his site.
There are 5 or 6 previously sold listings on his website. I bet the current and former innkeepers of those properties would have good insight.

Maybe we can all put in together and have a bulk listing...then there would be no more innspiring. Just kidding.

The former innkeeper friend I talked to said they had their inn listed with Renata for a year and they got no action. Then they switched to the guy he recommended and they had it sold in 5 months. And I understand they got very close to what they were asking. I guess the part that concerns me is that the guy he recommended is not local to the area.

And I understand they got very close to what they were asking. I guess the part that concerns me is that the guy he recommended is not local to the area.

There were a lot of places she had listed that we didn't look at for one reason or another. I wouldn't say she pulled out the books and said, 'Here, this is what's out there.' She was looking at places for us that matched what we said we wanted. And she schlepped us out to Ellicottville twice. We made the rounds...Penn Yan, Mumford, Geneva, Canandaigua.
I'm trying to think of what type of broker I want when we sell. Mostly I want someone I can trust to bring in the right buyers and someone who won't try to knock the price down just to get the place sold. Hiring the right person is tough!
 
Just met E l i o t, as a matter of fact, when he showed us a property we were interested in. He owned a place in upstate NY that he sold and now he's into being a B&B specialist full time. I would recommend him. He had just come back from the PAII convention, was knowledgeable, creative, patient, thorough, etc. His presentation was very professional.

My understanding is that this guy does a better job of drawing prospective buyers with his marketing. I suppose the other possibility is that Renata has a lot of the listings for B&B's in this area....This guy doesn't have as many...not sure if this has anything to do with it.
