Yesterday afternoon I get a call - Do you have a room available tonight? Tell her about the room (just happened to have the pvt bath available (one of the shared was booked). Was asked price, told her, and OK, I may as well make the reservation. Give directions and I shoot upstairs to turn on air and freshen the room and go to store for more apples & bananas. I also had an important meeting at 6. Well they got here about 6:25 and DH told me as I came in at 6:30 that her nose was twitching and they wanted to see the room (first words). I run upstairs and they are coming out of the bathroom. Her first words to me are Don't you think your rates a a bit high for what you have here? And my reply was, Well I do have the room with the shared bath avilable for $XX and the other room IS rented tonight.
She hemmed and hawed a bit but they decided to stay. While he brought in the luggage she and I chatted as she asked me about the area. I think she was surprised at how much I was able to tell her about. She told her husband I was a fountain of information. They were more plaeasant this morning - but I did NOT budge on the price. She did not know it but I was very close to suggesting they would be more comfortable at the HI.
 
Why do guests think they can make a decision upon seeing the room AFTER they have made a reservation? This hasn't happened often, but it has happened. Most have ended up staying but I can remember one couple that left because I questioned them on why they thought this was acceptable behavior?

We only had that once. Couple came to the door with a 2 night rez and she wanted to see all of the rooms. Hubs showed them around and she kept saying, 'I can't stay in a blue room.' Fine and dandy, her room was not blue. They wanted out of the rez. Hubs said, 'This constitutes a cancellation and this is our cancellation policy.' They stayed. But they were weird. There was no problem with the price, but she had a problem with everything else.
 
Those calls from the road are always that way! Reluctant to give their cc #, and for many of us we are "by reservation only" we are not bicker dickering B&B's! Good for you for standing your ground.
 
Well, we do offer the doghouse at much lower rate, but you get fed in a bowl.
 
Just wondering, what does someone think they will accomplish by saying that to the owner of a BnB? Do they think the owner will then say "You know, you are right! What was I thinking!" Or the locals whose next phrase after you give them rates "PER DAY!?"

They are the same people who will pull in to a motel or hotel, plunk down money, take a key, and spend the night. here is no - can I see the room first....
 
You know, I just got an email yesterday for $22 rooms at the excalibur in vegas... I think people just assume that we all can offer rooms at these ridiculous rates, not taking into account that a) they don't have a mrtgage, b) they have what, a thousand rooms? and c) that it's the gambling at the casino that is really paying for the rooms! Same reason Allegiant can offer flights for dirt cheap, it's casino money, not airfare money, they are owned by the casinos....
We offer specials, but we aren't going to go any lower, and we turn people away, oh well! A hotel here in town opened last year and were charging $200 a night and getting it, now they are down to $79 bucks, ($99 rooms on mother's day that included a full high tea!) We can't compete with that, they aren't happy about their low rate now, but honestly, they should have stuck to their guns!
There are days I've kicked myself for just offering specials, return guests get it stuck in their head and think that is our regular rate and get ticked when you don't offer the room at the lowball rate. Now we do offer special rates for our returns, but we aren't going to play the game... We had some european tourists show up at the door in the middle of a wedding last weekend, I didn't have a room ready but offered to get it ready (our best room, which was just being used as a dressing room) just as soon as the wedding was over, if they could go to dinner and come back in an hour and offered a 15% discount. They hemmed and hawed and asked me to give them 30% off. I thought, you know what, I'm not going to bust my butt for you to have the room and then give the room away, all while you tell me it's not worth it... They walked and I still have my dignity and didn't have to clean that room on top of cleaning up after the wedding...
I got the better deal.
 
That is so rude! I would never have the nerve to say something like that!.
They were nice this morning so I guess we passed muster. Because of the way things started, I decided to really do a knock their socks this morning. I used my Steubenville china with gold chargers, silverplate, and the amber Fostoria delicate goblets. Some of the effect was missing though because the yellow tablecloth was in the wash - but it was impressive. English muffin bread and sour cream & chive with cheddar egg bake..... They liked the pineapple coconut juice too, Not a word about the price this morning.
Adding: I did not give them the extra loaf of English Muffin bread (they only sliced one) so now I can lower my costs on the freebie coming in tomorrow with a peach bread pudding breakfast.
 
I'm glad they were nice and everything turned out OK, but that is still tacky and wrong to say to the owners face! I should have dropped in this morning for breakfast, I had frozen waffles!

And there were sugar-free banana nut muffins - but they did not know they were sugar-free, I forgot to tell them. My lady with the horses is diabetic. He wanted decafe and I had some Guatamala Decafe from a couple days ago - still fresher than in the store beans. I dislike making a pot of decafe because they rarely ever drink more than a cup but if you make a small pot..... Damned Murphy. This one was another almost whole pot of coffee down the drain.
She said something about met in the middle (daughter is in KY and they are in PA).... Not sure if I hope they do. Yea, they ended up pleasant enough....

a) No mortgage?!?!? MGM Mirage (owner of Excalibur) has billions in debt and was close (and still is) to defaulting on some loans.

They don't mix together and if the casino wants to put up a player for the night they pay the hotel for the room. Revenue at the end is obviously brought together but for the most part, especially today, the hotels are running on razor thin margins, some even losing money.

The MGM alone has over 5000 rooms, Excalibur 4000, Wynn and Encore around 5000 (already up to 14000 with only 3 resorts accounted for!) So as you can see it's simply supply and demand. There's a massive amount of supply and not very much demand. I could get a room tonight in downtown LV for $12 a night.

Either way, offering $12 rooms sets a precedence for the customers to think we in the lodging industry are all going to offer rooms at those rates! Maybe they wouldn't be so far in debt if they charged a realistic rate.
How many of you are willing to run the B&B full time and let guests stay for free AND work a full time job, or two, or three, just too keep it up and running? Puhleeze!

I guess we could rent the rooms by the hour and hand the guest their sheets when they arrive. "Sir, will you be wanting the room for the whole hour?"

The reason? Vegas is a ghost town. It is ALL about the gambling, are you kidding? That is what it is about. Get them there feed them cheap, lodge them cheap and let them blow their $.
