I bought a house in 1994 WITH the idea of eventually turning it into a bed & breakfast. Thought I had it ready to open in May of 1996 but found out about the WV B & B Association Conference 3 weeks BEFORE the Conference. I took that as an omen (usually found out about things 3 weeks AFTER). We learned SO MUCH in those 3 days that we delayed opening until July 1996 while we did things like putting deadbolt locks on guestrooms doors and the shared bathroom (I had, and still do, the ONLY key to that particular deadbolt lock). It is now 2025 (I am still alive!!) and I am still a (legal = licensed, inspected, and insured) Bed & Breakfast. I have 3 guestrooms (2 Bathrooms) 7 miles from an Interstate in a city of 2300. I have enough business for the house to pay the bills - all I ever asked of it). I MADE my area a destination.
You did not say where you are located (country or State) but if they have a Association check to see if they have an Aspiring Class. ALP is the national B & B Association and they have a Conference coming up in Louisville, KY March 24 - 27 - there is an aspiring class with that Conference that will cover a lot including financing. Meanwhile, ask away.
