JB -- Have you ever considered trying something like this - example if you don't get many sunday night check-ins, a weekend stay with a later check out could entice someone? Maybe make it a package of sorts, throw in some flowers etc.

Reserve a two bedroom condo at The Vista Pointe XYZ and
receive a complimentary 5pm check-out!
Offer based on availability

If nobody's booked Sunday night, why not do it? As long as they understand the "based on availability" part, that the deal's off if you get a Sunday night booking. I'd say if the Sunday nighter books on Sunday, they should be the ones told that their room won't be ready until after 6 p.m. (or however long it take you to flip the room after the 5 p.m. checkout leaves).

I have oten thought that was a nice perk. I have also wanted to try it in the winter which is much lsower for us. Like "Stay Sat stay and all day Sunday. checkout at 5PM. "

This is a hard question! I think it depends on your location. If you are in a place that typically does not get 2 night stay overs, than it might work. That said, I don't think I would do it. If you would happen to have someone call and want that room, you would not be able to book it! What if you said yes and the customer expects to stay late and you tell them they cannot? People like the word "Discount or Free"! Add a Free Gift Basket or a dozen roses....ect! Or if you book 2 nights receive your third night Free! Or BOGO! Or you could do early check in! I personally would not do the evening check out. If they can stay that late, they are not going to start traveling home ( unless they are local) at 5pm.
