Everything absolutely everything we buy or pay for has gone up. But WE are the ones who are offering discounts and lower rates to get the guests.
Did you raise your rates this year - will you raise your rates this year? What are your thoughts on the whole subject of room rates - can we rehash this subject again in detail please.
 
We raised our rates by $5 (3.2%) this year. But I am sure our grocery costs alone have gone up by more than that.
 
Can I also ask everyone's thought on midweek rates and weekend rates being higher.
Do you do this? What advantages do you have? Have you always done this?

We have always kept ours the same for weekends and midweek, but that is purely for innkeeper piece of mind. I would not recommend it as a way to maximize your revenue stream. My thought is that if the market locally will bear a higher rate on weekends, then it can help get the most out of the weekend traffic as well as encourage others to come mid-week to save some money.
 
Yes, rates went up. Then they went up again on weekends. And they won't be going down that much in the winter. We got an estimate on our fuel bill for this coming year...$10k.

Last year I did same price across the board from May 1 to Oct 31. This year I raised rates Jul-Oct and $5 more on weekends. I have not always done this, but we can get $5 more on weekends, so we are. We have to squirrel it away for the winter.

Our heating costs are outrageous also. We are having a Windmill Installed and switching our heating systems. We are taking advantage of the high winds we have here on Prince Edward Island. Everything is very expensive here to begin with and now with the oil skyrocketing everything else just follows suit. We raised our rates by $15 this year. We do not charge extra for weekends.

Wow, nice move. Just out of curiosity, what does a windmill cost (just ballpark) and how many kWhrs will it generate?

Wow, nice move. Just out of curiosity, what does a windmill cost (just ballpark) and how many kWhrs will it generate?

We are installing a 10K Burgey which will produce 30k a year. We average 1,000 Kilowatts a month now and plan on doubling that (at least) with the change over to the new heating system. We will be using 2 small wall mounted electric boilers and convection air heaters throughout the house. My DH is chief gadget inspector. But we expect to recoupe our investment in 7 years. Between the skyrocketing cost of oil our primary heat source, electric and we also burnt 5 cords of wood last winter we decided it was time to make a change. Besides we are just tired of depending on everyone elses energy sources. We will be a green B&B in Anne of Green Gables Land.

I raise my rates a bit almost every January and keep the same rate week days/weekends/holidays because DH would never remember the changing rate and I would probably get confused too. I do charge more for the horses because I include the escort fee in the room rate - easier, but sometimes I forget to add it in.

Being in Miami, a tourism mecca, our rates are the same in terms of weekend vs. weekday. Upon the passage of hurricane season at the end of October and with the beginning of our high-high season, we are planning for $10-$15/night increase. Which reminds me...I've got to get the rates done on our website since I'm getting bookings for winter already. :)
We do have higher rates for special events and minimun nights stay requirements for special events. Still, for Miami, we're a good bargain for lodging, but not everyone would find a B&B onboard a yacht to be appealing, i.e. those who get seasick or elderly folks with balance issues - as long as the vessel floats, she will have some motion from time to time - nothing like being out at sea though, just a gentle rocking every now and then. So, our target market is somewhat limited for B&B. In fact, just about all of our guests so far have been those who have boats of their own and are traveling in South Florida.
