Shouldn't the Realtor have done some sort of screening before setting this visit up to determine that the visitor is indeed a qualified buyer and not just a tire-kicker?.

There's some crappy unprofessional business practices right there. What's the point of showing a property to someone who can't qualify to buy it? There is no fairy dust that will suddenly turn everything around just because everyone really, really wants it to happen. No agent should be interrupting your business based on some buyer's whim. Those buyers want to buy my business? They'd better be acting like businesspeople, and their agent better be a good enough businessperson to make sure they do.

And I don't want just any Tom, Dick or Harriet roaming through my place and into my financials without being pre-screened.
About 5 years ago someone called, booked a room and said they were interested in purchasing. We were not (and are not) officially for sale - but for a price

I was out of town but DH showed the person all guest areas only. She had not provided any proof of being a valid buyer so that was the extent. DH did not share any financials. She called back twice, then had a Realtor contact us and gave us an offer. We laughed and told the Realtor to move on. Six months later Realtor calls again stating the lady was still interested and I said prove it. Realtor then said if we did not sell to her, she would be our competitor as she was looking at a start up. I said I love competition! I'm still waiting!

I got a call today for a meeting for a new committee formed for our town on a CVB, the first time EVER they have considered our town being a part of it, weird weird weird. He called and said it is tomorrow at 9am and really wants me to be there.
9am. Yeah. Then he said, when I told him I am a Bee and BEEEEEE and no can do a 9am meeting and he said, well maybe one of these meetings in the next couple months we can have THERE so you can be there.
Again, Bee and BEEEEEE this means 9am I am serving guests here. DOH! Yeah let's have it simultaneously.

But of course you don't do anything but walk around and smile. And you are also open to the public for breakfast!!!
 
OK, She is coming Thursday morning and joining us for Breakfast!
She did tell the Realtor that she has always wanted to own a Bed & Breakfast! So... we will see..

Yes, I plan to tell her that if she buys the place, I throw in a copy of my cookbook with all the recipes for the breakfasts I make.
As far as not making breakfast so great... I will have other 'real' guests here too so I do have to do a nice breakfast... I could tell her that I'll tell her all my secrets to make breakfast easily, but look amazing....

Don't even go there yet. This lady may not have any financing or a clue about what it takes to run a B & B. Let her have breakfast, enjoy the place and look it over. Don't push things at her unless she asks. When we stayed here for a first visit, we just wanted to see the place. Didn't even ask that many questions and the owners did not try and "sell" the place to us. Then because we were interested we came back and stayed again..that is the time to ask questions. Don't tell any financials unless this person has actually proven she might be able to buy something.
I know you are so anxious...but please don't go too far.

Very wise words. Let the Realtor handle this one for the most part. You just show her the place. The Realtor can feel her out to see if she is financially prepared, otherwise she is just dreaming or being nosy!

Yes, all good advice. I do plan to be conservative with info and only tell what she asks.
I know JB and many others can relate to the feelings of hope that this is "THE" one...
I know all things will work out for the good, as I wait and put my trust in the One who holds my life.

I would be firm about the financials (totally agree with you joe) otherwise its getting your hopes up and waisting your time as well
Plus there are way too many con people scoping places out for a do-over later
