We've discussed about how FB and other social media doesn't really get us new guests, but is a good way to interact with past ones.
Here's an example of how it just worked for us. I realized that this coming Sat I had a night open for just 1 night. We have a 2 night minimum, but because of how the reservations came in, there was this 1 orphan night. I posted it on our FB page and it didn't even take 10 minutes for someone to book it. A previous guest.
I'm thrilled to have it booked and even more thrilled that it's filled by someone I know who appreciates who and what we are.

It does takes a long time to cultivate the fans of previous guests. I find that each time (2x year) I do my newsletter which has a big facebook call to action, I get a lot of new "likes". I'm also much nore comfortable suggesting to them on the way out the door at check-out if they're on FB, If so, I encourage them to "like" our page. I'd much rather do that then ask them to do a TA review.

We have some previous guests on ours, some guests that havn't come yet and lots of total randoms. However thats fine as it opens new markets for me of people who havn't ever heard of us.
 
We've had alot of success with our FB page. I've been pleasantly surprised how our Likes keep increasing and love to see a new Fan I don't even know. I enjoy posting pictures of what's going on at the Inn - blooming flowers, breakfast shots, wildlife. I've also been pleased to have Fans commenting on my posts. There's nothing worse, IMO, than a FB page that has alot of posts by the owner but no interaction by the Fans. Complete disinterest is sad.
We also use it as a way to broadcast the reviews we get in our guestbook at the Inn. We get such great comments and we're the only one that gets to see them. So, I started posting them and I believe it's a great way to show everyone that our guests enjoy their stays.

I just started doing this so we shall see.

What? It is not all about people commenting. I look at FB pages all the time and never comment, I will sometimes go to the ABOUT and get more info and go to their website.
BTW I admin a facebook page that has, wait let me look: 35,411 fans. We have a half dozen comments here and there. Some articles wtih get "shared" by a dozen or so if there is a nice photo with it.

I just think it's nice to see that the fans are engaged and interacting. Again - my opinion.

But booking.com is a known entity to you and you have an agreement with them. They are getting their commission. This is a bit different. One has to ask what's in it for them??

short answer? what would flag up with me is credit card fraud using your name to do it.
However a small point as regards Bo oki ng.co m - in the agreement you agree to it states everything has to be included in the price ie no local taxes, no credit card processing fees etc the price quoted is the price you pay, thats the deal - if you don't want it then don't advertise with them its that simple.
My neighbour has always charged a £2/$4 charge for credit cards and put this in her terms and conditions on booking.com - they have just noticed after a year and kicked off and she is trying to fight it. I hesitate to point out you won't win technically you have contravened their policy that you signed you agreed to its that simple.
