We weren't planning on having tonight off or tomorrow morning. Got a 3 room cancellation at 5 PM and decided to just hang the sign out and call it a day. I guess I'll be happy tomorrow morning when I don't have to get up.
 
so far we have no reservations for 9/8. can't wait to sleep in on 9/9 a.m not going to block it off, if we get a reservation for that day we will definately take it.
 
We're starting to realize that August will be a slower month for us because of the heat. (Actually we predicted it.) We had last weekend off and slept until 10 am. one morning. Very nice.
 
June 17 was our last night without guests...so far, this coming Sunday night we have nothing booked. I'm almost hoping it stays that way...not only can we get away Sunday afternoon and evening, but I'll get to sleep in on Monday!

We will probably be closed next year for the month of August. It is just not worth it to keep everything in 2 houses open for a few room nights. The A/C isn't even covered.
 
It is hard to close up when you think there is a possibility of a guest becoming a repeat...that is how I think. But it is not worth the cost to stay open for a couple rooms, that is our dec, jan and feb. So when people talk occupancy, we are busy - just not year round. I wish I would listen to your advice and do the same, but when the lean times comes you want the $$ so you break your own rules.

Being in the south and not on the beach, we experineced the same situation as you in August. (well here it is much of the summer.) We use to say that we could leave for the month and NO one would know the difference. We never officially blocked the month off, but did work around the (very) few reservations and took a vacation. Because of your location, I think you get a bit more draw for that major city near you. :)
Here, there is no draw for the Summer...especially August. The City and CVB would have to do some kind of major push and I don't see that happening in the next year. I think rather than gambling on September next year for our time away, we'll just plan to officially close the rooms to guests in August but of course take calls for other bookings, so the "office" will be open. After 2+ years, it will be time to refresh some of the rooms & that would be a good time to do it. We are experiencing an increase in September bookings over our first year similar to what you're describing.
The other B&Bs here (who have been in business over 10 years) have very, very few bookings too. People really want the hotels with pools.
But sometimes when it comes down to it, even if you try to look at trends, it can be a crap shoot.

Yes, if it wasn't soooo Slooow in that major city in August (July too), I would agree with you! They (hotels & B&B's) are always very hard up for business in August, with rediculous discounts to attract summer business. We on the otherhand are attracting more 'weekend getaways' from about a 3hr radius, familes visiting family, and business travelers. My rates do not get discounted any different than normal (multi night stay) except that I do have a 10th Anniv. special going on this summer (funny that many MOST are not bitting on this promotion - They must request the offer, it is not just given! I believe I have had about 5 bookings with that promotion and it is a GOOD discount with rates from 1999!)
We do have a pool and will agree that we do get more bookings during the summer which I attribute to having a pool (pull opened in 2005) - same as our increase in August bookings. The funny thing is that although many ask about the pool when they book, we get very few that take advantage of it.

Yes, if it wasn't soooo Slooow in that major city in August (July too), I would agree with you! They (hotels & B&B's) are always very hard up for business in August, with rediculous discounts to attract summer business. Our 13th birthday special is book 2 consecutive nights at regular rate and get the 3rd night for $13 and so far, other than "The Biker Boys" only 1 reservation has taken advantage of it.

We've been shocked that we've received reservations at all this month. I'm not sure what was up with this weekend (Aug.21-23), but we've been turning people away! There was nothing going on in the area, so we have no explanation. It could be a last hurrah for some before school starts.

We get a lull after school starts and before Labor Day... at least, based on limited data from last year and this we do. So dh asked for a couple of days off and I blocked next weekend off. Sure enough, I got an email about Saturday night... sorry, we're completely booked.
I tell myself that if someone called me this afternoon and wanted to book the whole house for three days I'd do it, but the reality is that every day we (the boys and I) look at each other and raise the number of fingers left (6!). Knowing that it's coming is one of the few things keeping me hanging on... I NEED this break!!

Yes, I thought we'd be closed this month but stayed open (broke my own rules). I will definitely stick to it next year. This is the time that we should be doing big projects or taking a vacation. July is OK, but maybe even only half a month of reservations around the Fourth. Last September was super slooooooooooooooooow too and so we planned a small vacation next month (it was an opportunity that was only available in Sept). September is looking really good so far. So, we will be totally open next September.
