We've had some repeats, mostly those visiting family in town, who used to stay at another B&B that closed (retired but kept the house) and we are the one B&B in town that is most like that B&B...Some that have also come back for special event/festival dates... They get the perks! Lowest rate...

I mean, has it resulted in bookings or referrals from locals? We don't get a lot of this, but we get a lot of looky loos, folks that want the tour for future family stays... We can only do dinners/teas for overnight guests, everything else must be catered...no commercial kitchen...our county...

I agree, your rates are way too low, with your award references and the amenities you offer, I would expect to pay double the rate you have listed, you have all rooms with private baths, a huge plus!! Raise those rates baby!

So true, There are a number of wonderful B&Bs here that don't belong to our local association and for good reason, it's not an easygoing group! And there are a couple of association members we would never recommend! Membership does not always reflect quality.

See that's the thing, so often it's put to us so negatively and there is the "we won't book if you won't do it" factor... When they are drooling over your menu and lickin' their plates before you've put the plate down, of course you want to do somethin' special, makes you feel good!
