Why should any realtor sell your inn and not be compensated? Makes sense to me from the realtor's point of view. If they list and sell your place they deserve to be compensated.
On the other hand, as an educated Buyer I would want to be aware that the realtor is not showing me all the available, suitable properties, so I would be hunting myself for "by owner" properties and not expect to pay any commission to any realtor I might be working with who did not show the property to me.
 
I get at least one letter a week like this. I got so fed up with one company that I kept all their letters (about 10), stuck "return to sender" stickers on them all and put them all in the post.
We have buyers in your area looking for an inn, there is high demand for...., we have a waiting list...... blah blah blah. Bin, bin, bin.
 
Okay like all threads on this forum that quickly get convoluted, this post was about the broker who in the best interest of the aspiring client saying:

Not how to buy or sell and inn and where JB is listing her place that is up for re-evaulation. :) Everyone here is always eager to help! I am commenting on the fact that she will "pull the listing" from her clients eyes if I don't agree to pay out. Not how much is fair and whether or not we should do it..
Person contacting you may not have a client at all, maybe nothing more than a means of getting you to list the property for her future benefit.
I've never been impressed with the efforts of sales people to sell me property (cars either), guess I'm not charming or rich. Like Duff, I enjoy reading the ads and usually know what I want before contacting a sales person. If I'm counting correctly I've purchased 9 properties over life, 4 of them "by owner", 6 or 7 of them at least partly owner financing. The right person and right price is usually the answer.
Dumb idea I guess, but any chance you could find someone who would finance the property, that's the big battle for someone wanting to purchase.
 
I would think that the challenge with a 'local realtor' is that they are not specialists in B&B properties and won't have nearly the access to interested/qualified buyers that a B&B Broker would have. Isn't that worth something?.
We just met some folks who bought what used to be a B&B years ago a couple streets over, before we moved to town and opened ours. Their plan is to renovate it and turn it back into a B&B.They bought that place while ours was listed with a local broker.
They told us, their realtor didn't even show them or tell them about our place, or they would have bought our place and saved themselves a ton of work!
Thats our experience with local realtors.

That's sleazy.
The realtor who represented us is notorious for her negotiation skills. She's a shark.

Surely if they were really looking to buy they would have seen your listing somewhere. I left no stone unturned when we were looking to buy a B&B
