Having just signed on to Tri pCon, I can see that that your idea would be awesome.
I'm just not sure how to make a room show as available but not be bookable?
Hmmm... maybe we could try using ResKey's concept of fractions?
Or create a room that is not actually a room but is something that is bookable, like a boat mooring or dock space (in our case), or the event lawn... ??.

Two interesting directions to go. Have you done any reading about fractions? Is anyone using them?
A meeting space? A ???
Another one that popped into my head was to set some kind of restriction that would make it impossible to actually book but still allow them to go to our site as if it could be booked. Have no idea what that means or if it might be possible. Just brainstorming to see what might work.

I looked at the various options in the rate rules in ResKey, that might help accomplish this. You can't set an onerous minimum stay requirement, or limit check-in days, because that will counteract what your are trying to accomplish in always showing availability on TA. You probably want to set the rate for the non-bookable room to be equal to the lowest possible rate for the time period (we have seasons, maybe you just have the same rate year round -- and I think all your rooms were the same rate, as I recall). So that leaves the occupancy -- you could try setting the per-guest charge to some exhorbitant amount, so if someone does try to book the non-bookable room the rate goes through the roof as soon as they put in more than one person.
Ideally though, I think you do want this
available but "non-bookable" "room" to be a real space on your property that makes sense to list -- it relates to your place appropriately -- but it is not a place where somebody will every actually stay (although somebody could,
in theory, book the space). In our case, our boat dock works well for this purpose. In your case, maybe you have a common space that could (if you ever allowed it) be used for events, maybe a lawn that would be perfect for a croquet match or game of bocce....
