Hi, we are new to this forum.. well any forum really. We just opened our B&B. We only have two rooms to offer right now, but hope to have 4 eventually. I am so glad to find this forum for support, questions and ideas! Yipee!
We have been open for 10 weeks and so far have had 17 couples here. I think this is good. Is this good?

Our parking area behind our Victorian is on HIGH STREET! It is also a cemetary.
Glad you could join the fellowship of the inn-mates.

Congrats on opening! Where are you located? Is it 'peak season' there? I think 17 couples in 10 weeks sounds good for a brand new place. But, it really depends on whether or not there are 10 FULL B&B's right around the corner. What's the competition like and how are they doing? THAT'S what you need to measure yourself against.
 
We are in peak season. We have 3 other B&B's in our town of 8,000. But so far it seems all our guests have come from the Kansas City area, and have found us through our website; with the exception of a few out of staters. We offer upscale Victorian rooms that people seem to love.
One B&B says she busy all the time. One not so much. and the Largest one seems to be doing ok. We are three doors up from a historic hotel and restaurant that just re-opened a year ago. They are busy all the time.
Our home is one of the larger Historic victorian homes on the most toured street in our town.

If you are on a 'most toured' street you may want to do an 'open house' on a semi-regular basis in season. Getting drive-bys to stop in can be great for biz at a later date. If you get a lot of biz from it you could charge admission and donate profits to a local charity. (Then you get THEM promoting the tours as well.)

This also can be used as a PUBLICITY tool. Fo a press release about how this new business in town is already helping XYZ Charity with a house tour....
