    Every now and again guests can be challenging

    New Credit Card Processing Company

    We use Thunk and our cc processor is Heartland. Only 4 months in and still tallying fees to get an accurate count but looks like its around 3.5% on the average.

    Water

    Do you all charge for bottles of water? What kind of mark up if so? I don't want to nickel and dime guests but need to figure out drinking water.

    OTA Recommendations?

    The Inn we purchased started ThinkReservations this year which blasts it out to most OTA's and has really increased the volume. I take about 13% out to budget paying for them. That is 13 % of my total as we also have our own website.

    Update after 2 months....

    Wow..... Took over the Inn at 93% occupancy for 6 straight weeks just my wife and I. Only 8 rooms but had us running 7 days a week and always ON as you all know. Season is just starting to slow so we can actually take a breath. Only 3 guests here now and we are going for a hike today! Stumbles...

    Allare very helpful much appreciated! We do a continental breakfast and are looking at Sams for bagels and breads for daily eating. Do you guys have any other good advice for a lesser $$ money way or any tips?

    Closing on our Inn tomorrow and we were tallying future reservations done on-line. We see 220 nights reserved from tomorrow on but the owner is saying only 5% have prepaid.m They use think reservations and this is a 28k swing in closing monies. I can't seem to believe only 5% pre pay before...

    Commercial loan (SBA) or residential

    Appraiser is telling us its commercial the property is listed both residential and commercial. Not zoned commercial, but I would rather get a 2nd home loan. Loan already approved for residential. Did you buy your Inn's or B&B'S as commercial or residential. We will be living onsite as well.

    Music on the deck

    My deck is fairly large and the focal point of the Inn. People gather to watch the ocean and night the sunsets, my parents in their early 70's love the peace and quiet.     Inn purchase

    The new challenge is as we are taking over at closing, that they have a couple running the Inn. We will need to run the Inn for us to make money. So the couple will need to be gone at closing and we need to turn key it that same day..... Stress
